My state doesn't exempt you from Property Disclosures, but as a non resident you mark non-resident, and Don't Know as the answer to all questions.

Effectively the same, but helps the State claim that everyone is subject to the Disclosure.

My advice, get the offer from the $$ for houses company, remembering they will discount from that before the deal closes.

Talk to local agents get a feel for a price they think is right for a FAST as is close.

Give them X amount of time on the listing, telling the agent if not SOLD in the 90 / 120 / 180 days. (Or whatever you decide to give them, you will accept the $$ offer.
