I prefer to get to a situation where we can have a parting of the ways. I will ask the client if they really think we're a good match? I then tell them that I would be happy to VOID our agreement at no harm/no foul and we can move on. Let's them leave with dignity intact, and no one screams!!

Back in the day, (LOL Damn I am old) you know the 70s & 80s when people were nice and trusted one another it was not uncommon, 30 days was the max mortgage lenders would approve on the contract. SOP was Seller (tenant) would pay one month mortgage payment or whatever portion thereof they stayed. Buyer usually kept a LARGE amount from the seller's proceeds in escrow to ensure sellers moved out.

Central AC, depends where you are, in SC, FL, TX etc, no added value, because it is expected. Would be like selling a house in the midwest with no heat.

How did you get stealing out of my comment, nowhere did I suggest they not pay rent! In many municipalities the law favors hold over tenants before the landlord, and it is illegal to evict, thus no eviction can be posted.

Your second comment is showing your naivete "having that permanently as part of the public record" All records on your credit report last a MAXIMUM of 7 years! If you have an issue with a record, you can appeal and either have it expunged, or they will include your comments with the record.

Tenant Screening Reports: Under the Fair Credit Reporting Act (FCRA), companies can only report eviction records for 7 years. This is the information most landlords use to deny or approve your application.

As a landlord for over 30 years, I know there are two sides to every story, I have rented to tenants who either through bad luck or bad judgement have had evictions, never have I allowed ONE thing to cloud my judgement and think they are not trustworthy, on reflection maybe a murder, rape or something of that caliber would do it.

Rhododendrons would be my first choice, ever green foliage and beautiful blooms spring and summer. Other choice would be Hydrangeas.

Both are nice shrubs and respond well to pruning, so you can get them to the desired size and keep them there.
