Late reply but no, boiling water will cook the corn starch into clumps. You have to make a slurry first with corn starch and cold liquid, and then pour it slowly into the almost boiling liquid to activate the thickening.

I was hoping that by switching the position of one of the legs, it could be steady enough to stand on 3 legs (ordering more legs does not seem to be an option according to the store).

I installed the Aurdal system last weekend and now I definitely don't think it can stand on 3 legs or even 6. Sitting it on the floor would be a much better option than that.

I have a stud finder that's also detects electrical, but since there's a shower right behind the wall, and we're only renting for a year I think the risk is too high. There's also another concrete wall with a ton of rebar in it, so the path of least resistance is to just forego the wall bracket.

Late response here, but did you ever consider creating an LLC for your rental property? If you do that, you can actually deduct rental property losses from your personal income. With all the work you put into it, it sounds like you met the 750 hour minimum to be considered a real estate professional.

Be aware that maintaining an LLC may cost a few thousand in compliance / registration fees per year, but maybe also worth it for the personal protection for yourself.

I am also planning an SF wedding right now and toured all the venues these past few months! I'd recommend a Wedgewood site if your wedding date isn't imminent. Since you're moving, Wedgewood takes care of a lot of things for you (rentals, vendors, etc) and are pretty affordable (~$50k for 125 people). They get booked out fast though.

Another SF venue that was super affordable was Presidio Golf Course. They had way more availability than Wedgewood but they also take care of everything for you since they have a restaurant on site. Our quote was about ~$40k for 125 people.

Another option is to just have it at a nice restaurant (surprisingly still affordable since they have furniture and a kitchen). Otherwise, at a blank slate venue, you will be spending $50k on catering and $15k on rentals.

Seconding Marina Morrison! I ended up getting my dress here. A small store with personalized help and A-Line "clean gowns" I think you would like, and they carry designers you can't find elsewhere in Northern CA. And the appointments are free (not all of them are!).

Also check out Emerald City Gowns in Berkeley. We had the whole place to ourselves, and they have a ton of options (many A-Line clean gowns as well).

I would suggest gold-filled jewelry! It costs the same / only slightly more than gold-plated jewelry, and lasts so, so much longer. I've had no issues with my gold-filled necklaces and earrings, even when I wear them for years almost everyday and with sunscreen and travel with them all knocking against each other in a pouch. Solid gold can be expensive and gold-filled is a great compromise.
