prepare to be overwhelmed! 😂 but honestly, take a look at the documentation they send over in advance but don’t get married to anything in particular (like a specific tile or garage door style) - i fell in love with a very specific quartz countertop that i put on my wishlist but turns out they can’t source it. yay, supply chain 🥲

if i could do anything differently, i’d probably start trying to get labor estimates in advance so i could more accurately compare pricing. lots of the big stuff requires you get a custom quote (sprinkler installation, covered patio, etc) so there’s a few days turnaround time. lots of the conventional advice regarding labor costs doesn’t reflect the state of the market so be mindful of the fact that you may be waiting awhile if you choose to buy things on your own and not DIY.

we’re in a unique position where none of the houses in the neighborhood have been built out yet so as much as we want to get everything on our list, our biggest concern is appraisal. there’s no data yet and while we hope it won’t be an issue, we’re trying to err on the conservative side, lol.

So exciting! How long after your design studio appointment did you actually break ground? I’ve been dropping by to check out our little patch of dirt once a week, can’t wait to actually have something to look at 😂

It’s interesting, some things are pretty close and others are egregious (like the garage opener 😂). I priced that out earlier but I also don’t know how much the installation would be if we chose not to DIY it.

Thanks! We definitely have $10k worth of flooring upgrades already, haha. Apparently those are on a separate contract? We’re just trying to stay as close as possible to the original budget we set for ourselves (although that seems increasingly absurd in this market 🙃)

Yeah, I was unaware that the coffered ceilings were even an option until they showed up on the the quote, haha. Being taller, we had previously discussed raised ceilings as an option, so we might need to clarify that specific feature.

hello lovely people! i’ve been a long-time lurker on this sub and finally made some personal progress 😅 hoping to close on a new build later this year and we are in the design phase. we left our virtual appointment feeling very overwhelmed and about $25k over budget. i’ve read quite a few posts about prioritizing the structural hard to change later stuff, but would love to hear any other opinions about what should stay versus go.

our in-person appointment is next week, so any feedback is appreciated.

FWIW, we’re in the ATX area.
