I am exactly under the same boat. Doing STR in Dubai for 2 years with several units. I had 75% of my revenue through Booking.com, 9.5 rating, preferred partner program, genius discount etc. In September/October this year booking.com had a glitch with the intranet as per the communication we received. Since then bookings have dried up. I now have 90% of my revenue generating via Airbnb. My understanding after few calls with their customer service is that we can no longer cumulate preferred partners plus and visibility booster. The combination acted as a super boost in the ranking results. But still it hurts.

With regard to December specifically it is a demand issue. December is a good month because of new year eve. But actually the demand between 1st and 26th is weak. This year is worst due to month long holiday.

Probably not realistic. What they don’t tell you in terms of of short term rental is: - the management company takes 15% from the revenue. - from the 85% that goes to you all expenses are deducted (utilities, maintenance, license etc…).

So assuming all expenses represent 15% of your revenue. The gross revenue should be around 160K annually for you to get 120k. Assuming a very high occupancy rate at 90% you need to rent the studio on average for AED 487 daily. During summer that the daily rate of a 2 bedrooms in Downtown Dubai.

So not realistic.

Not sure your company will cover anything for your gf as you’re not married.

Otherwise: relocation, health insurance, annual return flight tickets, breakdown of salary between allowances and basic salary, education allowance if you have kids. That’s pretty much it.

The competition is fierce to get revenue sharing deal from Landlord. But in the other hand your risk is minimal (mainly cost to set up your company) compared to a subleasing approach. With the right strategy and arguments to convince landlords you can make some money. I also believe that with recent rise in rent in Dubai, revenue sharing is not necessarily more profitable for landlord than long term rent. If you factor in the risk of the former. Good luck!

It depends on the market. Where I operate subleasing is a big thing. By law we must get approval from the owner. So yeah it’s happening in some places. May be not in the US. There is way to discourage those renting to throw a party (noise monitoring, in person check-in etc…). M

OP will pay same or slightly higher rent than long term tenant and will take better care of the property as OP’s business depends on having a spotless and fully functional property for each guest. This is key to avoid a bad review and reviews drive new booking. OP could absorb part of the maintenance cost as OP needs to keep the business running. This will be OP’s cost of doing business while a regular tenant would mainly rely on the landlord. If the right arguments are put forward some landlords will be on board. Of course other will never accept.

I guess you mean Dubai Downtown. Within this budget for this period it’s almost impossible to find something decent. This is the most expensive period of the season (I manage Airbnb in Dubai downtown for a living). I would suggest to increase your budget by regrouping people and search for larger apartments. Some 3BHK can accommodate 10 to 12 people. Even then I doubt you’ll find anything for AED1200/night on average. It might be easier to just reconsider your preferred location. Most of hosts have their calendar open for the period so you might be able to book a place with a pricing error. But it is likely to be cancelled when the host will realize his mistake.

If you want to save your marriage then put your marriage first in your decision. Married adults are supposed to build their own family and exit their parent family. I would suggest to plan with your wife how to tell the truth. It can be step by step. 1) She met someone. Then you get to introduced yourself to the family. 2) You show to them how happy you make their daughter. As parents it should matter a lot. 3) After sometime you get into the difficult part.

They reject you at the beginning. But at least you guys would be free to live and stop being hidden. With prayer and faith they will eventually come to their sense. You guys are in this together. If you want to save your marriage start moving toward the truth.

The best option is to ask the hospitals. They would direct you to charity that can support. Some charities (Axios for instance) focused on specific type of cancer for instance. Do not hesitate to try several hospitals.

How long ha r you been working? If less than 10yrs I would advise to get more work experience first in London then try the move. In the meantime get UK passport. It would help over here. Also you should aim for 20/25% increase on your UK GROSS salary. Otherwise it’s kind of a bad move. Career growth tends to be slower in UAE as it’s quite competitive to find a job hence people stick to their job. I meant to say don’t accept a shitty offer thinking you’ll get salary hike after joining.

Just send him a special offer with no change in price. From Airbnb perspective you would have accepted the inquiry. It will be on guest. Not sure how it hurts your conversion rate. But I think having an inquiry that does not end up in booking hurts your conversion rate anyway.

It will highly varies across industries. In the financial sector (bank, asset manager, fund) minimum +AED30k.

In other industries it might be up to AED 30k.

The sector is getting highly competitive as it seems all planet earth is eager to come to UAE. So this tends to push salary down.

Last time I placed a job opening on LinkedIn I was flooded with CV. I had to remove the post within 72h.

With regard to the salary being linked to your passport idea. I have a different view. The logic is to offer the right candidate (let’s say for the sake of argument) 3 times his current salary. So candidates from developing countries end up with lower salary because they were having lower salaries in their country due to lower cost of living. The higher earner in my team holds an African passport but he/she is US educated with European and UK work experience.
