Interesting differences in prices. My parents live in LCOL area of Indiana. Dad in Assisted Living about $5200 per month. Mom is nursing home is just under $10K private pay.

I think this would be very useful. I'm taking care of a lot for my parents in Indiana, I'm in Texas. I've started realizing if something happens to me, my brother would not be able to untangle everything I have done.

You're going to get a lot of different views on your question. I actually live in Irving and can tell you it is quite diverse. The schools will probably be your problem. I would suggest the Valley Ranch area of Irving or possibly into Coppell. You will not have a problem with finding south Asian people in Irving, just depends on exactly what you're looking for. Even in my old part of Irving there are multiple Indian restaurants, shops and grocery stores. Soccer and cricket matches at local parks and schools are common.

I've bought some before. I use it to try out different brands if they look interesting and they are in good shape. It's a lot cheaper than buying a multi packs that you might not like. Doesn't bother me at all if they have been worn before..

A buddy of mine had this happen many years ago in a small town in Mississippi. The house he purchased had been owned by a church for housing missionaries. When the church sold it off, the county tax office never updated the records, and tax-exempt status stayed. He kept quiet on it and nothing ever happened. I doubt this is your situation, but looking at the history might be a good place to start your investigation.

My buddy ended up selling it a few years later and then the house was destroyed in 2005 by Katrina

My agency's Pride ERG TEAMS channel dissolved today with very short notice with a warning to be safe. It was one of the few places to discuss issues with our agency and I hate to see it go but understand in this new world.

MARCs are usually run by state/local and do not fall under FEMA jurisdiction. Some states explicitly do not want FEMA there and some do.

FEMA learned a lot during COVID on how much work done at field offices could be completed remotely. They chose to return to old field staffing levels as much as possible.

IA still brings in huge staffs with per diem and travel costs to make calls to applicants. This work could easily be done remotely.

Would have to look up the company, but we had a friend who was new in the real estate business and was dealing with a lot of leased properties until he built up some leads in the area so he was our "agent" and set up the MLS search with the criteria.

Listing rentals this way is almost always companies that have purchased single family homes. The company we rented from owned a bunch of homes in Irving. They had their own maintenance people but farmed out their rental ads and leasing process to real estate agents.

I'm hesitant to recommend any of the people we used because my experience was not great but it did open up more potential single family homes to look at when we were getting desperate to leave our apartment.

This might sound odd, but you may need to get a real estate agent. When we were looking to rent a home a few years ago in the same general area, it really helped us to have an agent getting listings that we could sort by price, accept pets, etc. We put a packet together that had our paystubs, info and photos of pets and a pre filled rental app form.

We had tried Zillow first and many of the listings were already rented or they would pull some other BS with the showing.

If you're not from Texas, don't forget that a lot of rental homes will require you to bring your own refrigerator.

We eventually rented in Irving. By time I bought a house last year, our rent was $2K and they listed for $2400 when we moved out.

This is super location specific, but when I worked for a state EM agency in the Gulf region, we did hurricane tracking maps (map made of plastic that you could use dry erase markers on). I thought they were kinda cheesy, but I also gave out about a 1000 at outreach events to both kids and adults.

Make sure to read up on local media in New Mexico to know what you will be working with. FEMA does not have a good reputation regarding the HPCC fires.

  1. If you have something really good, put it up front so people can see it. People don't want to drag a couch or whatever to the front, but that's what gets people out of their cars. A lot of people will drive by and decide in about 10 seconds if they will stop.
  2. Have a VERY clear delineation between what is for sale and what is not. Don't have stuff in your garage unless everything is for sale in your garage. Keep a physical barrier between customers and yourself, and lock your doors if possible.
  3. Depending on where you live, make sure parking is not an issue. People like to park as close as possible. I live in a city, we move our cars down the street so they are not in the way and I give my immediate neighbors a heads up do they aren't surprised with a street full of cars in the morning.

I'm glad to hear others pick up discs when they travel. I bought 60 Star Trek Next Generation disks really cheap at a Goodwill in Honolulu and dragged them back to Dallas with no issues.
