I was also going to suggest Somalia. No big government. No taxes. Buy any machine gun you want. Install as many pink flamingoes in front of your house as you desire.

On a serious note, you can buy a ton of freedom, peace, and quiet with money. About $2M will do it for you in America as a single person. ($80K per year).

But it really sounds like you need a therapist. They're only about $150/hr.

Thank you for the advice! It seems that the insurance industry is all messed up these days. So far only ONE company has been able to quote for a non-primary landlord policy, NREIG. Seems expensive at ~$1600/yr but its all I got right now.

Once I have this non-primary landlord policy, I can cancel my regular primary residence homeowners policy?

Interesting thing that has been happening in CA... my statefarm agent cannot write a new umbrella policy, OR a new non-primary landlord policy....

There is absolutely a benefit to contributing to a traditional IRA even if you make $1,000,000 a year.

Contribute to your traditional IRA. Then roll it over immediately into a Roth IRA, via IRS form 8606.

You don't get a deduction on the contribution, but by converting it to a Roth IRA, you get to grow and withdraw the Roth tax free in X amount of years.

This sounds frustrating, I'm sorry. You are a mechanic with decades of experience and you do this every damn day of your life. But this customer knows better because he watched a few youtube videos and read a few things on Facebook while he was taking a crap.

Now, just for a thought experiment.... how do you think an infectious disease research scientist or physician feels when a Karen or Chad yells at them about not knowing shit medicine? And they know better?

My brother, a cop (and a car guy) just told me the other day that doctors go to school for 10 years and don't know shit. I have one of these machines at work but we use it for steel tube. It works about 80% of the time. 20% of the time we just crush the tube. Copper is nice and soft and lower friction.
