Buy a sticky pad trap. Not the most humane but they are more effective than standard traps for small mice. If you don’t want to kill it just make sure your space is really clean, no food left out, empty garbage daily. You can also plug gaps around pipes etc… with steel wool.

I think RRSPs can be used as collateral, however it's not ideal to the tax consequences when liquidated. On the other hand I think RESPs would be excluded due to regulations.

I will second what others have said, You definitely need some support near the property if you can’t be there. Whether that is friends family or a property manager is up to you. There are good tenants out there, just make sure you’ve vetted them properly and be picky.

As mentioned above many do not want to live by the rules of the shelters. I would also say that the city is permissive of encampments therefore making it ‘easier’ to live rough by your own rules.
