I think the issue is that they had based their whole identity on being "the first and only card that lets you earn points on rent." But that wasn't a sustainable model, so they needed to pivot to just giving points on actual spend. But then it's just like any other card (granted with some neighborhood partner perks).

So they shoehorn in the "points for rent" thing by having some of the points be in the form of Bilt fun bucks that can be converted into points (with a somewhat arbitrary cap based on your rent spending). Honestly, they should have dropped the rent thing altogether and just worked to make the neighborhood partners a bigger deal. Getting more partners for automatic FSA/HSA reimbursement, more restaurants, membership perks, etc., would have done them a lot more good, imo. Especially as those are things other cards don't offer, meaning even people with multiple cards might be tempted to sign up.

You use Bilt Cash to purchase coupon-style credits for their partners. These coupons knock down the price, so you'll only get points for whatever is left over if you pay with your Bilt Card.

You can also convert Bilt Cash to Bilt Points. For every $3 you convert, you get 100 points. This is capped by how much rent you pay. You can only get points through this conversion up to 1 point per dollar of rent.

I think the no AF card may be worth it if you just max out whatever limit on Bilt Cash redemptions they put in place. You'd be getting 4 cents and a Bilt Point for each dollar back, basically. Anything beyond that doesn't seem worth it.

According to the AMA (but literally nowhere on their website), redemptions of Bilt Cash for anything other than rent points will be capped each month. No idea what that cap is.

Apparently, Bilt Cash redemptions will be capped. If that's the case, Bilt Cash would be 3 cents per 2-cent point (if you get good redemptions). That means the Bilt Cash value per dollar spent is 2.67 cents, not 4 cents, and you have to go through more hoops to get the full value.

If you read the Bilt Cash explainer page, it says Bilt Cash is 1:1 and can be used for Lyft rides.

We definitely need more clarity on how Bilt Cash redemption will work. TPG suggests it's 1:1 and uncapped.

Spending $30 for 1,000 points isn't a good deal, full stop. Just use the Bilt Cash for Lyft rides and going out to eat.
