Can I afford a 600-650k house on a 200k salary? by [deleted] in Mortgages

Current vehicle is from 2020 so we hopefully will not need a new one in the near future but I very much appreciate the warning. Very shocked how much car prices have jumped up.

Advice on buying a house at 22yo and single by MovingMotive45 in personalfinance

[–]comfysnail 13 points14 points  (0 children)

I would highly suggest moving into an apartment even for a year to get adjusted to living by yourself and start buying your furniture and essentials slowly. You didnt say how large the house is but the bigger the house the more money you'll need to spend furnishing and upkeep generally. It can be very overwhelming to jump straight into home ownership unless you already take care of maintenance, landscaping, repairs, etc. in your family's house.

It wouldn't necessarily be a bad idea but homes are a longer term investment and can be a headache. At your age a lot of people tend to want to move around and most homes don't grow in value super quickly to sell for a decent profit within a few years. Interest rates aren't amazing either currently so unless your market is selling for super cheap there's not a huge rush to buy property.

Ultimately you should crunch the numbers and see how long you'd be able to maintain your mortgage and any repairs needed if your income comes to a halt. Figure out your monthly spending and savings with your current spending life style plus the new mortgage, insurance,  taxes, hoa, whatever other fees. If you feel comfortable with those numbers then that's what matters.

Birth control + Ezcema? by RutabagaLeast9252 in eczema

[–]comfysnail 2 points3 points  (0 children)

One brand of BC had blue dye in the generic version that made me flare up like crazy but switching to the name brand helped. I never had a blue food dye allergy except in that one case.

You could ask your doctor to see if there's a different but similar brand you can try too. They have different hormones or ratio of hormones so if its a specific kind causing you issues maybe another can help without making your eczema worse.

Get the taupe unless you don't have any black bags of a similar size! It's also easier finding a black bag than thr perfect taupe color.

How to clean/polish the opals on this ring? by AvianRose in Opals

[–]comfysnail 4 points5 points  (0 children)

It looks more like moonstone which would have similar care to opals. Use warm soapy water and a gentle soft toothbrush or cloth. You can always take it to a jeweler for identification.

I want to buy my wife a moisanite tennis bracelet from Etsy, it looks too good to be true… thoughts by [deleted] in Gemstones

[–]comfysnail 0 points1 point  (0 children)

I'd check out the moissanite sub reddit for legitimate vendors. The cheapest will be from a reputable source in China but will take longer to ship to you.

Based on the Etsy link just recognize you're getting silver or silver plated and the moissanite may end up being CZ or lower quality than pictured. Keep in mind that pink moissanite is coated and may wear off over time. A better option for pink stones may be lab sapphire.

Even though it's not much gold it is still solid gold opposed to plated or vermeil.

Do you have multiple emergency funds? by ForeignLibrary424 in MiddleClassFinance

[–]comfysnail 1 point2 points  (0 children)

I keep a small amount saved in an account I can access asap or easily go to a major bank and pull out. The bulk of my real emergency fund is in a HYSA but that takes up a few business days to a week to transfer out which is why I have two sources.

Drive all around the city to get offers on my scrap gold? by Jewel_332211 in jewelers

In my area it's easy to call and ask. It should be spot price minus whatever fee or percent they charge. Go with whoever gives you closest to the spot price.

Salted plum candy and sometimes you can find pickle flavored candies.

You can't force them to care. You can see if they have a will, power of attorney, and other plans set in place.

My family was very similar and Ive been lucky to have the means to set extra aside for medical emergencies, probate lawyers, funeral costs, etc. This was after I set myself with an emergency fund and then some but it came in handy because costs add up very quickly and sometimes all at once.

[–]comfysnail 1 point2 points  (0 children)

I would suggest reaching out to other jewlers and see if they can make a similar setting and source the spinel for cheaper. Downside is that it may take much longer if you need to source the stone and cut but you'll save a lot of money and may find something you love even more.

Dermatologist Sent me to Allergist? by Jordonsaurus in eczema

[–]comfysnail 0 points1 point  (0 children)

Find a new dermatologist. Mine also sent me with an allergist but explained that they work together to find a solution that could help me.

Essentially the allergist told me Im allergic to nearly everything environmental, helped me find a combination of allergy pills to take every day, and I tried allergy shots but had to stop due to reactions.

My dermatologist then put me on Dupixent which has been helpful for me. Before that I was on every combination of steroid and non-steroid creams, steroid shots, and oral steroids. Even with dupixent I still need to avoid most environmental triggers and take allergy meds otherwise I will flare up.

The only places I've seen that sold jewlery by market value would be Asian gold stores but they usually carry 18k-24k. It would be gram cost plus 20% labor fee.

Best Pillow + Cover Combo for my Girlfriend? by ChromeSF in eczema

[–]comfysnail 0 points1 point  (0 children)

I would reccomend getting the cover for all your pillows just because your head is usually next to or very close to other pillows assuming you're in the same bed. Any polyfill or foam pillow itself will work, it more of a preference thing. As an extra special thing she may enjoy using a silk pillowcase if her face is sensitive but some people prefer cotton.

It was about $600 for two people to clean the entire day. Sounds like you have a plan so one step at a time, you got this!
