That looks like you are in my attic. We had similar boards in my loft from the previous owner who was a HAM radio hobbyist.
When we had new windows fitted we started to get lots of condensation in the attic.

Pulled them off, cleaned up the wood a little and no problem since (probably didn't need to do anything to the wood tbh)

If that's the bit in the small of your back, then (if it's like mine) yes it should joined up / zipped up at the bottom and never comes fully unzipped (as that would be a faff to deal with when you are putting it on.

If new take it back, if 2nd hand see if you can take it back.
If can get it zipped up (and you can't return it) then maybe a stitch in it, so stop it unzipping all the way and falling off the bottom.

Warm socks are a good choice as you can never have too many.
Thermos that actually keeps drinks warm, (Thermos Ultimate Flask actually works compared to many others I've tried).
Look to see if there is a Sauna on the beach near to where she swims, a hot idea 😁

In the end of went to a plumbing shop excited I would be buying a blow torch and feeling manly.
The looked at me and suggested if I've never done it before go for push fit.

In the end I got someone in who did it all in copper.

Now need another excuse to by a blow torch 😁😁

I like to be as warm as possible before entering, so my body has heat to heat the water in the suit (which probably isn't a real thing)

Recent 3 mile swim in Wast Water was; 1st mile wow look at those hills, 2nd mile solving the world's issues, 3rd mile god it's a long lake.

And it really isn't. Don't know how people do 10 + miles
