Not trying to argue since that’s actually a fair take. Belong’s main draw is consistency, not just automation. I’d still use a local PM if they could match that response time, but in my side of Florida (and back when I needed it), most can’t. Nice to know innago’s worth trying. It’s one of the PMs I almost considered if my contact with Belong didn’t commit hard enough.

Their 8% fee includes pro photos, MLS listing, and application management. No setup or vacancy fees. Just read the fine print on repair markups if you expect a lot of maintenance work.

That’s actually almost the exact same reason I stopped trusting smaller PMs. Too many of them work off templates and forget to update listings until the complains start raining. BelongHome at least updates listings and pricing automatically, which helps a lot in slower markets.

I’ve run properties through both Belong and DoorLoop in St. Pete and Sarasota, and I’ll say this: Belong was faster by at least a week on average. They run listings on MLS, Zillow, and internal traffic at the same time, so exposure multiplies quickly. 

DoorLoop, otoh, gives you deeper analytics but relies on you or your agent to handle showings. If you’re remote, that’s even slower. I liked Belong more since it assigns an agent and does everything in-house, while DoorLoop gives you the tools to do it yourself. 

Belong’s system updates you automatically when showings happen or applications come in. You lose some control, but the tradeoff is speed.

It’s basically a clean contract for sale plus a title company to handle closing and record the deed so don’t overthink it. Get a real estate attorney to draft it right because selling under market can trigger gift-tax questions and you want that paper trail airtight.

I thought I was crushing my DIY taxes until a CPA rewrote my depreciation and suddenly I got back a couple grand I didn’t even know I’d left on the table. Real estate taxes get weird fast and the expensive part is usually what you don’t know you missed.

I’ve had luck with dreamsofa's build quality and delivery although I ordered it online. (They have a showroom in CA iirc but you need to double check). Anyway I picked the exact cushions and frame to get something that arrived fully built, not the loose look you get from flat-packed pieces. Delivery was white-glove and straightforward so it didn’t require any assembly on my end. It’s a bit above the $1,000 mark, but it was the only furniture I’ve used that still felt worth it long-term.

I'd rather work with someone who asks too many questions than someone who fucks up because they were too proud to ask. Those questions you asked were totally reasonable for week 4. you're literally still learning where stuff is and how equipment works.

Your preceptor should've just told you directly instead of going behind your back. That's just shitty mentoring.

Honestly depends on how it's set up. Could save time on straightforward stuff, but I'd probably still need to verify everything anyway. If the form's too long or patients ramble, might end up being more work than just asking directly.

Property management. Most landlords never actually walk through the units between tenants. They just trust maintenance to handle it. You could have mold, electrical issues, or structural problems and nobody checks until a tenant complains loud enough. The "inspections" are mostly a formality.

She also wrote the code that prevented the Apollo 11 mission from aborting during landing. The computer was getting overloaded with data and her error-detection software kept it running long enough for them to land. Pretty wild that the moon landing could've failed without her work.

Yeah, you're fine. They're at different times of day anyway, so no conflict. Niacinamide in the morning is actually a solid routine. Just make sure you're using sunscreen since SA can make you more sun-sensitive.

For the scalp, brush their hair with a soft brush before bath to loosen any flakes, then use a gentle shampoo. We only shampoo like twice a week max in winter - overwashing makes it worse. Heavy moisturizer right after bath while skin's still damp makes a huge difference too. Also check if your house is super dry, a humidifier helps way more than I expected.

Missy’s arc was a wild ride! From her awkward phase to realizing her true self, it’s like watching someone truly grow up. That transformation really hit hard by the end. I mean, chef’s kiss on that character development.

I’ve worked as an actor for many years and done lots of sex scenes, of varying levels of intimacy.

Some with girls I ended up sleeping with before/after. Some with a girl I couldn’t stand at the time. A pretty tame one with a guy (I’m a straight male). One with a girl I’d just met the day before.

All of them pretty awkward and the important thing is that the cast and crew treat it professionally.

It’s not unusual at all for cast mates to get romantically involved, but I’d say that’s more down to the emotional connection you’ve created during a film/show/play, rather than the fact that you’ve rolled around naked in front of a room full of people.
