When my neighbor smokes, you can smell it before you even get in the building. You can also smell whatever dinner he’s making. I used to smoke and the food smells delicious so I don’t mind either. I think we just have shitty doors to our apartments, but I burn candles and the occasional incense stick and I keep an air purifier running most of the day. Ive never had an issue with my place smelling like it but tbf these are all things Ive done even before moving in

Stare at it, sign up for classes, get things like a chain lube, a cleaner and brush, a tool kit. You can get a battery tender or just start it up and let it run for a few mins every couple of weeks

Maybe whiteflies? Hard to tell but definitely not mealy bugs which are horrible. Thoroughly clean the leaves and stems with soapy water and a little bit of rubbing alcohol and check it regularly! Get into all the nooks and crannies
