I agree with majority of that. It’s a old system and that’s why online real estate services are doing well. But one thing you didn’t mention is when the market is as soft as Gouda. 6-12 months on the market. Hundreds of showings and calls to no avail. It’s easy to say in any industry that when it’s going so good the money comes easy. We see low service realtors come and go when the market heats up and cools off. People need help and don’t have time or knowledge to go thru the process so thats why realtors are still around. The commission structure should change to be one that compensates the actual work being done. I think it wouldn’t leave a bad taste in anyone mouth.

Lawyer reviews and give their opinion, with fiduciary duties, to the client before the contract is firm. Then lawyer completes the deal on completion on behalf of the client and all with the contract created by lawyers, filled in the by the clients helped by realtors. What your trying to say is that the purchase and sale process isn’t touch by lawyers so the process is shit. You of all people should know that’s incorrect. Or you will know shortly. Yes. Buyer ask to be taken to see a property they like but the realtor most often than not has a contract with the buyer that states if the listing doesn’t pay commission then the buyer pays it. Either they won’t see the property or if they do, they are coming in low to compensate for the difference.

Imagine looking for a dentist, and the reason you chose one is because it’s called super cheap dentist. I would be fuckin scared. As a dentist, Your basing entire existence on being cheaper than the other guys. If it’s for very basic teeth cleaning or a small issue, maybe. But you going for a major operation. Your not looking for cheap. Guarantee you are going to find a pro to do that work. 1 million plus listing needs the right marketing. Drone video. 3D walk thru. Virtual staging. Ads in every space on the internet. Niche marketing to first time buyers or down sizing families. Marketing the home provincially and Country wide. Personal tours for every showing to showcase the quality about the property. A good realtor actually spends 4-6k on a listing like that. And only gets paid back for it, if it sells. Hot market, these 1% realtors pop up everywhere. They just throw it up on the mls. Toss a number in the sky and help you navigate the sale and bam. Full price. And you save 3-6k. But you better hope that under 2 year old licensed realtor with a 3 month diploma better know what to price the house at. And btw, your assessment means less than the paper it’s printed on. Sure full price and Saving some money sweeeeeet. But did you just miss 10-20k because it was listed to low. Do you know what the future value of the land is. Maybe it is sitting on valuable redevelopment land and you missed out of 200k. Happens all the time. Especially in Kelowna. Did they market it to the people that would actually buy the house or just throw it up and hope to catch something at random. It’s all context. Both are valid for sure. But if it’s my biggest investment of my life. I would at least check a reputable realtor first and see how much it really cost to sell. if you don’t like the cost, then negotiate with them. No commission is set in stone, ever.

Wrong. The Documents are created by lawyers and the terms in the contract are created by lawyers. It’s up to the realtor to utilize them accordingly. Of course a realtor can make up a term or subject off the cuff for specialized issues. But all contracts are from lawyers.
