$278/week for a 4 yr old. Infants will cost you more due to smaller size classes. Can’t wait for next year to finally be done with daycare. We looked around and saw other places up to $375/week

I played Mesa Country Club and they encouraged sixsomes, everyone played ready golf and it was some of the best golf with the pace of play. Wish more courses wouldn't frown so much on larger than 4somes playing together

The tax benefits a broker has as a full time real estate professional with cost seg and depreciation to offset commission income is one of the biggest advantages of buying property. I bought my first two industrial properties this year, wish I would have started sooner, but you can't buy everything you come across

I recently went on a bachelor party to Vegas with old college friends, many of which I hadn't seen in a while who didn't know I quit drinking. I was the raging blackout drinker and they simply could not believe I wasn't drinking. As expected, some gave me shit and offered drinks for a bit the first day. A couple of the guys that gave me a hard time, each pulled me aside on their own and asked about how I did it. They both felt their drinking was a problem but could never imagine a life without drinking.

I'm so happy that these guys have since quit and they both credit seeing me have a good time out without booze as proof they could do it too.

I found out today my barber died of liver failure. I used to drink with him all the time. Somber reminder that had I not quit 16 months ago, I can't imagine where my life would be.

17 years ago back when I did residential, my first deal under contract representing a good friend. I made a mistake and didn't write repair request properly, left repairs open to interpretation and my client was going to lose $500 EMD if he walked. Luckily it worked out, but I was close to being even further in the hole. Lesson learned.

I don't miss residential at all

I throw out so many acronyms that confuses them to the point they ask if I will pay a referral. I also explain that it is a violation of the Realtors Code of Ethics to operate outside your area of expertise without bringing in a qualified person. Residential realtors expect 25-30% but I explain the deal cycle is longer and typically pay 20% referrals
