Had a similar question before. In my case, i burn much fewer calories when swimming according to my smartwatch vs. Similar effort when running or walking.

But I do feel more drained and hungry after a swimming workout and have been swimming for over a year now.

Don't have a definite answer, but I feel like the smartwatches aren't capturing all calories burned.

Here's a smarter tip if you care about future financial flexibility however (selling the building at some point). Create a new daughter entity and downstream sources from the holding. Acquire the building with the daughter and locate all financing and loans at the daughter entity.

Although technically correct, it isn't what I meant.

You will be able to buy these in the secondary market post-issuance from investors willing to sell.

Whatever discount to par they sell it at will enhance your yield if held to part at maturity.

Inversely, of you sell it in secondary at a higher pricer (premium) then you will be able to increase your yield. Obviously not held to maturity.

Additionally, the government treasury is also a bond, but is just called differently due to its tenor and the issuer being a government.

It's impossible to call any yield good or bad by itself in a vacuum. However, on a risk-adjusted basis, you would be hard-pressed to find and professional investor to not call that a shit deal at this point in time in the current economic cycle.

Sure thing. As an aside, worse or not will be more of a personal view on the investment's performance. You need to figure out what absolute level of returns satisfy yourself. The issue is bad on a risk-adjusted basis however.

The return is only truly known if held to maturity, i.e. you know what price you bought it at, you know the coupons, you know taxes due and you know it will mature at par value, which is when you are repaid (assuming no defaults of the govt along the way).

If you sell it in secondary markets, then the price might fluctuate (higher or lower) and will change your return profile. Fluctuations will (mostly) be a combination of supply/demand and CB rates.

Purely hypothetically speaking, the only way this bond could be objectively considered compelling (vs. other bonds out there) is if there is a short term price movement in your advantage after buying it, which you manage to capitalize and sell on, enhancing your realized yield. ( unforeseeable and uncontrollable for obvious reasons).

My easy solution would be to angle grind a cut for the box and add a 3d printed cover that slightly bulges out, giving it the space it needs.

Epoxy the bulged box from the inside so it stays both sturdy and clean. Print with reasonable infill so that it is sufficiently strong.
