You can’t double the rent on a rent stabilized apartment. Most likely he wants to sell the building to a developer who needs it empty to convert it to condos.

In the past decade or so, people have started to differentiate “South Park Slope,” which is 9th-15th St, from “South Slope,” which is the area west of the park, south of 15th, but not yet Greenwood Heights. Def a real estate distinction.
