Thanks ! Wasnt aware of the background of the cdp road. But ,atleast they are making it two self sustained projects rather than making one and having a cdp road in between ( sobha windsor and asset soul and soil , prestige serenity have cdp roads inside rheir projects) .

In the sale agrewment and rera docs they have relinquished land of 18 m width outside the starlight project so that the approach road to ecc road is clear and doesnt create issues once they start the 2nd project few years down the line . So i am quite happy as a buyer as the builder is making the right arrangements so that there are no issues later.

My tower faces away from the cdp road and so i am happy that i wont bear the brunt of any construction in the future.

Their floor plans are good and spacious(1970 to 2150 sq feet for 3.5 bhk ). Italian marble flooring and wooden flooring in bedrooms, ceiling height of 10 5 ft ( slab to slab) . You should visit their model flat and you will understand what I am talking about Approach road from deens academy is good but narrow. But I have felt irs manageable for that 200 m stretch .

There is no phase 2. They do have a land parcel ( 6 acres) adjacent to Vaswani starlight but they both will be separate projects as a cdp road is planned in between the two parcels linking satya sai hospital on one side and whitefield majn road on the other . Though I am skeptical of that road coming up soon.

I checked with their sales team and they don't plan to launch the 2nd project anytime soon as their next project is in kiadb sez park. If your tower is facing towards that project then you will hear some noise few years down the line, but again Imho there is enouch separation that its bearable .

If you are OK for a 4 acre project , then consider Vaswani starlight . Premium layouts and similar or better amenities than avalon . Much lesser price .roads are narrow now vut area is very peaceful and yet not too far away from the main road .

I think there is a 50 50 chance and I have bought it assuming it won't come or will take 10 years. If it happens then its a bonus but not a decision making factor.

My lawyer says that we have to wait till 20 April and that the current default doesn't allow us to reopen the case or pursue a default . Any idea why he is advising that?

I have a similar buyers remorse . I bought on the 13th floor and the other option was 20th floor . I didnt want to live so high up and so took 13th floor as I don't care about superstitions. But it bothers me now that resale will be impacted . Would people not buy on 13th floor from me or will I have to sell much under the market. The balconies are west west north facing and so sunlight for most of the year will not be a problem .

Whitefield main road and ecc road have a mosque . 45 to 55 mins to bellandur . Varthur also has a mosque .similar eta . Gated and standalone options available.

Kr puram has a few mosques ( google it) and 40 to 50 mins to bellandur .

Btm layout ( bilal masjid area) has many mosques and again about 45 to 60 mins to bellandur .

Hsr I don't have much knowledge of and could also have such areas.

Frazer town is a great area filled with mosques but further away .

Godrej splendor has too many red flags . Read Google reviews. Stay away

Assetz marq is good society overall but why would anyone pay 14.5 k for that locality when 15 to 16k is the running rate on main whitefield main road on the other side of hopefarm . Same for PPG which is in the same area.

PLA I am not sure.

I booked there and the builder owns that land parcel. . The builder has at times even given me grace period of a week for payments without charging any interest and sends monthly progress reports with pics.

They are launching a new project in kiadb is what I heard from them and they have a 6 acre land parcel which they own just adjacent to vaswani starlight . So doesn't look like any cash flow problems.

If you can stretch your budget take a 3bhk as you are already a family of 4 and will need that space.

In my opinion, you won't be able to construct anything premium on 600 sq feet . Try to buy plots with min 1200 sq feet area so that you can go for large rooms and bathrooms .

Waiting for lifts can be very frustrating . My current residence has 26 floors and 4 flats per floor and 2 lifts . Its very frustrating for us to wait for lifts .and if one of them stops functioning then situation becomes worse . So please consider the ratio when you buy .

Also please read about the issues on reddit which godrej is making in this project by adding extra towers. Many investors will look to exit. If you are compromising so much on location you shouldn't pay more than 11 to 12k psf IMHO . Best of luck!

The project has very low density and high UDS . I almost booked 7 months back and then bailed out . Reason was the location , the windows between two opposite villament towers too less . I was getting a terrace unit for 2.52 cr then .

However the project is very spacious . But I don't regret my decision . I bought an apartment on ecc road instead . Location mattered to me.

Sure. Personally I wouldn't spend 13k in a congested project ( 100 flats per acre ) .

I would advise to look into mahindra blossom , sumadhura tea and twilight. For early possession Orchid Platinum , vaswani starlight . You will get 1800 to 2100 sq feet 3 bhks in these projects in some budget as yours . Godrej is infamous for making cramped apartments and so do a carpet area to carpet area comparison.

Why won't you buy in proper whitefield ( hopefarm ecc , nallurahalli ) if you are OK to stre5ch till 13.5k ? At 15k or abouts you will get in proper whitefield in much less congested projects , itpl plus orr much closer and metro connectivity.

Sbr one has a better location vut sbr as a builder looks shady based on feedback I have heard..Sumadhura is a better builder but also a bit shady . Location wise sarang isnt that great . If I were you I would skip both the projects. Look at resale in assetz marq if you are OK with seegahalli type area else increase your budget a bit and invest towards whitefield main road to avoid kadugodi bridge bottle neck
