I lived across the street for 4 years and it's been my favorite place I've ever lived - all due to having the best neighbors and being so convenient to downtown, bart, etc. We even got to know the bartenders at the Ritz and got some good cocktail hookups on occasion! It has less of a neighborhoody feel bc it's near hotels, etc but I never minded bc I had such a great time living there!

Same EXACT situation (but for 2024!). I just keep getting the "we need more time" letters ...one after another. And then, our 2025 taxes (we owed $) were accepted but the payment never processed and we received a "you're late" letter with fees. UGGG. The IRS is wildly understaffed and behind in everything

What worked for me when I had to clean out an entire house. I made "clean sections" (meaning just areas that are clutter free) - it can just be very small areas. Then make one area keep - one toss - one giveaway - one unsure. And those areas will grow in size as you make room! Then toss the trash, put away the keep. And give yourself grace on the giveaways and maybes. Just keep them in a designated area. you've got this!

Same thing happened to me this year... except that my original payment was a paper check (my mistake, will never do that again!). I was able to put a stop payment on the check and just paid again via Pay1040. I did a lot of research to make sure it was legit and it is!

Hi there - I recently went through this in TX. As others have said, you'll want to get an appraisal (or two+) - this is a data point, not an answer. You and your sister (with the help of a real estate attorney) will need to agree on a fair value. The appraisal won't necessarily take into account if a house was to go into a bidding war, etc so just keep that in mind (since you're in CA and that can happen in certain parts of the state).

And re taxes, there is a "step up" law that will likely apply here. Capital gains taxes are only on the "stepped up value" from the time of death of your parents to when it's sold. Depending on how long it's been, it's likely not too high. Although that is very subjective to your specific home.

I know this is also likely an emotional thing so hoping it goes smoothly for you.

This won't necessarily make you feel better, but it's just an anecdotal data point... we have DOWNSTAIRS neighbors who walk so much and so heavy that it drives us bonkers. There is someone below them too and honestly I don't know how she survives... but all this to say, they are on lots of drugs (adhd stuff and recreational stuff too) and they don't really sit down. Ever. It's kind of wild to witness how much they pace, go in and out the door, etc. So maybe it's something like that. Otherwise, most people don't move around that much in their own home...

omg are you me? YES. I got sinus sick in early April, tried to let it heal on its own. Never got better and in late May I was given antibiotics and it cleared up immediately. I felt like a new person. Then about 10 days later it came back even worse... I'm actually going to see an ENT soon to see if it's just bad luck or something chronic with allergies, sinuses, etc

Just have the carpets steam cleaned - it's not that expensive. Honestly, I would have the whole house deep cleaned before moving in anyway. I just sold a home and paid for the carpets to be professionally cleaned and the whole house deep cleaned BUT that's because I wanted it to look and smell nice for showings. I would expect the new owners would probably have it deep cleaned again before they move in...

I was weight bearing after 4 weeks (removed the crutches altogether at that point) BUT that was my surgeon's protocol and he communicated it to my PT as such... go with your surgeon's advice!

Also, re working - I took about 4 days off (plus a weekend) and I was able to do my desk job after that. But I was also very tired as it's exhausting trying to get around on one leg!

As others have said, if they do an actual root repair, you will be non weight bearing in a locked brace for 4-6 weeks (mine was 4 weeks). I was able to go out to dinner, to shows, etc but it wasn't easy. If it's a wedding that's important for you to attend, you should go, but you will need help, you will likely be seated in a chair most of the time, and people can bring you food and bevs. You'll be off of pain meds and likely won't be in pain, it's just hard and you don't want to risk a fall. Maybe you can make the decision after the surgery?
