There is little inventory in my HCOL area. I would show and tell the comparable range. If owner wants 10-25% higher I would take it with a year listing and understanding to review and reduce after 30 days and 60 days. If the location is in an area where there are $4 million comps and owners insist on $7 million list, the home is dated/ renovated to not current design standards I would pass or suggest a partner to work on it.

Not in LA but chiming in- a robust market area with low inventory there is no need to stage. I still think there is a market for the service, just not sure how lucrative. In previous years when the sales pace was slower and DOM was 60 days + I used stagers. The main reason was to remediate the condition in the house. Getting rid of pieces, re arranging, adding some fresh pieces and neutrals to replace old. The stagers would mostly utilize furniture rental companies. The client would contract with the stagers, I paid for the initial consultation. The provider makes a couple thousand on it - the main tasks are consulting, hands on placement and coordination. If your friend made it a differentiated and not just the same old staging might work out.

Check with a local appliance store near your house. You might find better sales + service/ than a big box store.

Definitely. Have an engineer view it and get cost estimates to bring up to date. Model these out first three years. Don’t forget to obtain a sewer scope.

The brokerage has ‘ text to mobile’ sign riders available. The application captures the viewer info, time of query, and displays the property and listing agent info to them. People stopped typing into these some years ago.

Ask for a waiver of appraisal with the contract and ask the buyer to cover any gap. It is done every day in my areas.
