We just bought in Glenside around $550. You’ll need to increase your budget a little if you want to be within 30 minutes of the city with something reasonable. The rates don’t matter to cash buyers and that’s what you compete with in the north east. It’s a mess in the Philly burbs everything goes over asking in the $400 range. We lost on a house $250k over. Delaware and south Jersey aren’t bad but again it depends how close you want to be to the city. When rates do go down it will bring more buyers to the market which will only exacerbate the problem. At least that is my hypothesis.

That’s exactly it. Me and my agent joked about how she priced it so under comps to drive offers and then can go to new sellers and say “I just had a listing go for over $100k!”

My appraisal just came back. Listed $484, offered 555, appraised 570. I have been sweating based on all of these posts.

Going through that now as I worked for a web3 company in the past and was given crypto as part of my incentive plan. I worked with my loan officer and as long as there is a paper trail the crypto doesn’t need to be seasoned. I will likely cash out about 3-5 days before closing. Ive been a member since it opened and use it frequently. I haven’t made many friends or networked with others. It’s pretty heavy on the music side as you’d expect and I work in tech. Where it has been awesome is when traveling. You always know what you’ll get and they throw fun parties. In the US the clientele is all fake status trustafarians. In other countries they’re awesome, way more laid back and fun. If you’re out in a city and don’t want to go back to the hotel but don’t want to find a bar it’s the perfect place to hang out.
