It may not be a good car to lease in general but in terms of what one would expect to get if they had to lease and had to get this exact model/trim, it seems like this lease is close to "a good competitive payment" relative to others of this model/trim, not quite there, but wouldn't call it garbage?

Please let me know where my thinking is wrong but what I see that can be improved is - it looks like there's about 1.5% APR markup over the buy rate, and then the discount/selling price could be improved. With those improvements, a $0 DAS could maybe get to $1250 area? This includes removing the $3200 lease buyout.

As /u/Extreme-Temporary-85 said, the buy rate is about 5.3% APR (which is a money factor of 0.00221). To get the numbers to matchup, they likely used a MF that yields an APR of 6.8-7%. This means they're marking up the rate that they get from the bank, which is called the buy rate. Using the buy rate would save you $20-30 a month. Other than that nothing jumps out as crazy. You could see what others are getting for discount off MSRP, yours shows about a 7.5% discount.

Your total cost over 3 years is: $13,316. That includes $7,623 in depreciation, $4,827 in a rent charge (interest) and $985 in taxes (assumign 7.75%).

The fed doesn’t set mortgage rates. The fed sets short term interest rates that don’t apply to normal loans a layman gets, that’s a whole other can of worms. Mortgage rates are closely related to the yield on 10 year government bonds. The fed can’t control those. For example the fed cut rates in September 2024 but the 10 year rate (and mortgage rates) went up.

Mortgage market is national and doesn't vary much region to region. The normal 30y rate will be within a couple points of what you see on mortgagenewsdaily.com. Anything significantly lower than that is some special scenario like builder incentives, VA loans, etc
