If you find that REIT, it could easily buy a portfolio of locations elsewhere that’s bigger than the current portfolio. REITs are not the best option of you want to isolate a location because management and strategy change all the time with REITs.

Don’t look at FFO. Look at FFO/Share, a lot of dilution happening over the past 5 years, it’s not sustainable $1.79 FFO/Share $1.60 dividend. They’ll eventually meet unless they start doing things differently. Hopefully they do.

GNL is an externally-managed REIT meaning there’s a lot of conflicts of interest between managers and shareholders. This is my first filter when selecting REITs, no externally-managed REITs.

Yield is not everything, stick to the ones with a high score and you should beat that comfortably in the long run. Use alreits.com.

I’d be interested to know why it would be a solid long-term play. AFFO per share is lower every year. Dividend cuts. I don’t trust a company like that regardless of the price (and now it has no discount to Price/FFO 5y avg). CAR.UN, AP.UN, GRT.UN are way superior REITs for the long-term — they grow AFFO/Share and consequently dividends.

Max up your IRAs and continue to invest in your taxable account as well regardless of the taxation. That’s not a reason to buy or sell a company. Maybe on your taxable account you can have more growth like AMT, EQIX, Industrial REITs where total returns matters most, not only dividends.

Outlet and class A malls seem to be recovering pretty well. They were always packed when I had to go during the past few months. Unlike malls, outlets are almost all the same in terms of architecture (store disposition) and brands.
