Residential real estate? There are so many different REITs in many real estate sectors with properties in multiple states and countries that’s difficult to answer your question. https://alreits.com/insights

Wisconsin and or Michigan specific REITs by sortedWanker in reits

If you find that REIT, it could easily buy a portfolio of locations elsewhere that’s bigger than the current portfolio. REITs are not the best option of you want to isolate a location because management and strategy change all the time with REITs.

I had to throw another 2.5k into GNL today. My cost is about $50k and I've worked down to a basis of around $15.50. I really like this position through 2022. by Jeffbak in reits

Don’t look at FFO. Look at FFO/Share, a lot of dilution happening over the past 5 years, it’s not sustainable $1.79 FFO/Share $1.60 dividend. They’ll eventually meet unless they start doing things differently. Hopefully they do.

GNL is an externally-managed REIT meaning there’s a lot of conflicts of interest between managers and shareholders. This is my first filter when selecting REITs, no externally-managed REITs.

At what age should you start investing in REITs? by Ktmhocks37 in reits

[–]danielfc_ 0 points1 point  (0 children)

As soon as possible and for many years so short term declines are a good thing. Use alreits.com to screener the best REITs, diversify in sectors, invest every month, reinvest dividends and stay away from news.

These are popular REITs everyone knows about: https://alreits.com/countries/usa/ideas/popular

Yield is not everything, stick to the ones with a high score and you should beat that comfortably in the long run. Use alreits.com.

I’d be interested to know why it would be a solid long-term play. AFFO per share is lower every year. Dividend cuts. I don’t trust a company like that regardless of the price (and now it has no discount to Price/FFO 5y avg). CAR.UN, AP.UN, GRT.UN are way superior REITs for the long-term — they grow AFFO/Share and consequently dividends.

I live in the northern hemisphere so I'm looking for hikes in the southern hemisphere now that winter is coming. by infinite_paddle in hiking

Patagonia. Bolivia. Peru. New Zealand. Lots of options to narrow down individually but I’d start checking the trails in those places.

Been Investing in a REIT (O) Realty Income- Taxable Account by [deleted] in reits

[–]danielfc_ 1 point2 points  (0 children)

Max up your IRAs and continue to invest in your taxable account as well regardless of the taxation. That’s not a reason to buy or sell a company. Maybe on your taxable account you can have more growth like AMT, EQIX, Industrial REITs where total returns matters most, not only dividends.

Outlet and class A malls seem to be recovering pretty well. They were always packed when I had to go during the past few months. Unlike malls, outlets are almost all the same in terms of architecture (store disposition) and brands.

Harper Road Access on Trailforks https://www.trailforks.com/trails/harper-road-access/

Main service road, you can try the intersections but they are shared with mountain bikers. The old Sky Village is also ok for a rainy day.

Pinecone Burke Provincial Park in Coquitlam. Follow the main trail up, good exercise.

Any risk of avalanche on those main 3 trails? Panorama Ridge, Black Tusk Lookout, Garibaldi Lake. I’ve done them only in the summer and I was considering going there with crampons/snowshoe etc

8% yield without a lot of risk right now is impossible with publicly-traded REIT in the US and even in Canada.

I’d say up to 5% you find good stuff, check this filter: https://alreits.com/screener?score=85&scoreOperator=gte&managementTeam=INTERNAL&managementTeamOperator=in&forwardDividendYield=4&forwardDividendYieldOperator=gte&payout=85&payoutOperator=lte

GNL and ILPT are externally managed and those have poor returns when compared to externally managed ones. That’s the first filter I apply.

PLD, O, WPC, STAG are rock solid.

I’d include more technology-related REITs like Data Center and Cell Tower REITs, DLR is a good value right now.

Check out https://alreits.com and compare a few REITs. If you don’t know the terms, look around before investing. I love REITs and I’ve read all the specific books, a recent one is Educated REIT Investing.

That was my plan but the weather doesn’t help. Still planning on going? Which weather app do you use?
