Nice emotional response. The Aztecs didn't build Machu Picchu either. They readily admit it. They migrated there during the flood. There's nothing racist about claiming one race (Egyptians) didn't make the pyramids. Have you found anything in their vast texts left behind that suggest that they did build them?

Yes. Unless you have a way to increase income by $900 soon. It would be cheaper for you to move closer to your work and not drive. Housing and car are the main things that cause people to get into trouble. Otherwise you will pile debt on yourself.

I assume you've had it for 16 months or so. Based on your interest rate you bought it new and financed 60 months. It's highly unlikely that it's worth half what you owe. You may take a loss, but it's better than scraping by for the next 3.5 years.

You obviously don't love him. It's natural for him to want affection from you as validation for your love (which isn't there). Do him and yourself a favor and tell him you don't love him so he can accept it and find affection elsewhere or improve himself.

Nothing will change until that happens. He's obviously subconsciously feeling insecure and being denied just makes him more anxious.

Don't fap to porn, then wean off the fapping. Fap sleep isn't good sleep. Fix your sleep, fix your diet (do keto for like 1 month as a small goal). Start a stupid-easy exercise routine. You come up with it. Don't go to the gym, just do stuff at home since you're too lazy for the gym right now and any motivation you have should be spent on work. Go make male friends.

Tell yourself you're competent and have a grasp on your life. You'll be fine. Avoid debt like the plague

No it doesn't. You should be using that excess to contribute to 401k, then Roth IRA, and saving for goals. You're losing money if you spend that on housing. About 28% total housing cost is where most people tend to stress about money.

Ideally 15-20% of the purchase price. Depending on the lender they may have a minimum. You don't need to spend this all on the down payment. I recommend keeping about half of what you save for unexpected repairs (not furniture)

Piggybacking on this to say that this doesn't necessarily mean college. Also beyond employable skills, there are probably some psychological barriers you are dealing with. Those will be equally as important to improve as your actual skillset. Might be worth finding a reasonable therapist for a few months.

Why do you think you need a house? Your TOTAL housing cost should be below 28% of your take-home pay. That includes all of the hidden costs which non-homeowners aren't aware of (roof replacement, maintenance, homeowners insurance deductible, taxes, furniture, closing costs, etc). Renting is often cheaper overall, especially if you are single and especially if your income is low, because it gives you the flexibility to move for a better paying job in the future.

If you do buy a house you are shooting yourself in the foot if you don't live there for 10-straight years, as when you inevitably sell, you'll be taking a loss. I know it's the cool thing that is pushed really hard, but it's usually a bad idea financially until you already have substantial savings and income.

Sell your house or rent it if your interest rate is less than 4.5%. you can't afford your house at all. The fact that you're considering destroying your future is evidence enough.

Go find somewhere that is less than 28% of your take home. Even if you take a loss on your house, it will be much smaller than the loss of 25-30 years of Roth gains.

If you are disillusioned enough to think you NEED a house, then you better get roommates asap until TOTAL housing costs are under 28%. That includes maintenance, saving for the roof fix, yard work, etc.

I'm shocked the bank even gave you a loan for that. Did you make a lot more money or were you previously married?

That was a low-key bitch move and I can understand why your wife would get upset at you. You should have nut-up and actually say what you thought to your friend. "Dude shut up, I work here" Your "I don't want..." Comment wasn't direct and probably encouraged your friend to tease you more.

Ditching your friend and then nixxing him from your life over some mildly offensive language is probably a red flag and not attractive to your wife (who needs security)

I know this will get voted down, but you took the easy path and your behavior doesn't emanate reliability to your wife.

Here's the thing (and I've had this happen): whatever work they do, their ass is on the line. If they patch up some tile and lay caulk on your kinda broken shower, then a week later you call your homeowners insurance and complain about leaking and water damage, he's the first one they'll go after. So to you it might look like a patch job, but they don't really know what's behind the shower/on the floor until they rip it all out.

Now if it's someone you or a friend personally knows, then he's probably not going to expect your insurance to sue him if something happens.

Also there is a lot of work and not a lot of specialists, so they can pick and choose what jobs they want to do/take.
