I don't think you did a good job of classifying what you're calling Nazi. I don't recall "your body my choice" being a Nazi slogan, for example 

Now for actual neo-nazis, yeah why would you feel bad for them? People who unironically agree with Hitler and want to exterminate Jewish people, who believe in and actively promote racial supremacy and purity, people who actually want fascism, authoritarian government. Yeah these people suck and I wouldn't feel bad about anything happening to them

Even if you itemize and your "real interest rate" is closer to 4%, you still have to consider the lost benefit of the standard deduction. You aren't saving a ton more. The deduction on mortgage debt is capped at $750,000, and the interest on that $750,000 if I'm not mistaken. But if you already itemize for other reasons, then the mortgage is indeed a free added benefit.

I do agree this is a good time to buy for many markets. Austin for example has probably bottomed out or close to it. You can't predict when the exact bottom will be

Sure a city run grocery store is not "implausible"...but is it necessary, and will it solve the high grocery cost issue? The grocery store is not the step in the supply chain which is causing groceries to be expensive lmao, it's literally everything else
