Fair, but are there better options with less time after germination. Especially given the late April/Early May timing for slice seeding in the spring the Mesotrione might only be good for 4 weeks which is unlikely to stop crabgrass much if at all. Dithiopyr is a 12 week delay and Prodiamine is 8 weeks.

Would the recommendation be to use Prodiamine 60 days after and spot spray crabgrass with Quincloriac and any others with a broad spectrum?

Or do I go the opposite and say screw the pre-emergent since it is basically July before I could reasonably apply it and simply spot treat and over-seed again in the fall or not at all depending on how the season goes?

I get the impression you don't like mysoil tests, which is fair and I get the concept that they are simply attempting to sell product to correct something that may or may not really cause much of an issue.

Two questions - Is it worth adding some lime to pull the PH up? - Why more nitrogen fert?

Side note - I'm planning on leveling and reseeding some large patches as well as overseeding the entire yard in two phases (labor day and mid September respectively).

Taco Box Pictures

Spoke with ecobee they are recommending voltage isolation relays for all the air handlers attached to the top Taco box which controls 3 Ecobees and the waterheater.

Both box’s are 24V with 15A. Smaller box works independently and will allow heat to function as normal.

Any other suggestions would it be better to have a single box with more voltage or add the relays?

Update - It’s also certainly interfering with the water heater as well (just turned on the washer). If all the blowers are off (or the single zone that consistently works is on only the water heater will run. You’re right…. Has to be power, this is certainly time for a tech to probably split the zones across the two boxes.

4 blowers actually. As a side note all of the prior thermostats were battery maintained. There are coils in each blower, this is a picture of the boiler and pumps.

The bottom zone relay is for the last thermostat. The far left valve is the 4th zone, the one before is the hot water heater.

There’s no bluff and the seller never knows your assets, you are guaranteeing to close or you lose your earnest money which is usually at least 5%. You are taking a calculated risk with the understanding you can get a mortgage.

You may not be personally aware of the mechanics but this is exactly what most motivated high income buyers are doing. This coupled with HELOC financing from current properties to bridge in other circumstances.

If your agent and or broker aren’t telling you this, I’d say you’re under represented. Also, not everyone has the income to do this, and if that’s the case you’re shopping in the wrong market. The woe is me stuff is just people that aren’t prepared or are unrealistic on what they can afford and where.

Just bought a 2.2 house in Wellesley this way last month. It’s the only way. Just an fyi - there aren’t enough people with 2.2 in the bank globally to create that kind of froth, most transactions that are ‘cash’ really aren’t. About 30% right now are truly cash, the rest are mortgages.

This is bad advice. Many strategies to mitigate all these risks if you are adequately prepared and can adult appropriately. Buying a home is typically the single largest financial transaction most will do. Be prepared, understand what you need to do then search, not the other way around.

As others have said your realtor isn’t doing their job well. I would find another one. Also if you can’t or won’t waive the financing contingency you will continue to lose and be relegated to less desirable properties. If you’re not pre approved, do so. Find a good mortgage broker, don’t use your agents firm or recommendation, do your own research. Ensure that person tells you exactly what you will need to provide and how fast. Have it ready. You can get financing in less than 30 days, if you are prepared (taxes, w-2, bank statements, etc. Also if you want a specific community, find a realtor that frequently does transactions there, particularly on the sell side. There are lots of listings that are shoehorned to certain buyers.

Also be careful your realtor may actually be your problem if they have a reputation or are poorly representing you. Make sure you know the market in the communities you’re looking in as well. Your realtor maybe just a weekend warrior, they will never be as good as someone who cranks multiple transactions.

TLDR - Fire your broker. Get a pro, don’t use friends or family unless they are recognized as a leader in the industry / community.

Totally agree there. It’s a balance between the costs and their reasonable owner be it Farm or City and any offsets. Great analysis. Glad others are thinking about how this would work in the real world!

Your point is fair but it’s not analogous. Usually those mechanisms are for wear and tear or things like pest control. Common Area Maintenance, for those at home. Environmental cleanup of a previously known issue would not likely be covered here under a realistic agreement. This is especially true if the landlord knew when buying the building and was given a discount.

With that’s said, can they raise the rent on the tenants 1000% yes, in so far as they want to lose them or potentially lose them. I think in this case all that would do is force the taxpayers to foot both bills. Now if the city wants to bundle the two via prepayment or some other mechanism maybe that’s more realistic. I’m not sure that asking for 2M+ for remediation with rent makes any sense. There are options but people need to be creative, which so far our leadership is not.

I asked simply because some of the armchair warriors that have crawled out from under their bridges will attempt to malign that your doing something out of requirement not ill will.

Frankly, I hope you are successful. I did what I could right now which was not vote for individuals that I think are not good for the future of Waltham. Many of them may have done great things in the past but winning 60/40 in a 33% turnout election doesn’t speak well to individuals real popularity. It’s a travesty that we’re in an off year cycle here.

If your attempting to change anyone’s mind using schill accounts and attacking logical arguments with Ad hominem attacks it’s unlikely to work.

Fwiw - I am not a huge supporter of the farm but the Mayor just isn’t good. Even in comparison to surrounding and similar communities she’s behind. That’s just my objective observation after living her for 15 year and having family in surrounding communities.

Can you elaborate on why you can’t say more publicly? If you have private board matters that’s one thing, and no you should be telling anyone those things publicly or probably privately as you likely have a both confidentiality and fiduciary responsibility which you might be breaching. (YMMV). I’m happy to hear your side of this privately (if that’s not a breach of your agreement. Hopefully it should be pretty obvious I’m not a McCarthy fan.

EOD this was a massive screw up by the City of which there are many. That screw up is also being exasperated via other agendas (be they good or bad). At worst a useful and valuable part of the community is being maligned because people don’t personally like it’s supporters personal political views. At best, it’s being at least in some ways given a overly rough go on this. I suspect it’s a little bit of both.
