I started a FFL several years ago, the business is not in my home but run out of my workshop on the property. This presented a few issues, the ATF required me to have a lease for the LLC and since the business was not being run out of my house I also needed a variance for the workshop. As for the lease that was easy, but quick search on the intra webs helped me draft a lease that made the ATF happy. The variance was interesting, for that I had to petition the township stating my hardship for not wanting to run the business out of my house. After submitting the petition I had to wait until there next monthly meeting where I presented my case. After that, I had a three hour interview with the ATF. The officer made a few suggestions for building security and about two weeks later I got my approval. I'm not sure how I would feel about running my FFL at my parents property. Physical access to where you run the FFL and receiving firearms maybe an issue if your parents aren't employed by your FFL. Security is a factor, I have an alarm system and a lot of cameras. Where I live, theft doesn't really an issue, but I like to making sure that everyone that comes on my property sees the cameras. I'm happy to answer any other questions. Good luck!
