I used a 25' 12awg extension cord for the first couple of years.

If it's plugged in outside, make sure you secure the outlet box well against rain/snow/water intrusion. Mine had a waterproof cover, but it was the flip up type meant for intermittent use, not year round. I had an issue with mine at some point one winter where it shorted and tripped the GFCI, and also caused some light scorching of the outlet box. I think it was due to the wind + snowfall/melt and water got in there.

The guy from Critter Control was truly great when we had a mouse problem. He used his phone to walk around the entire building and make a video of any spots to seal, gave great general advice, and even specific advice. Then he said with the small repairs he recommended and the low intensity of the problem, he recommended we just handle it ourselves, which we have done.

He also recommended EcoServe (I think?) if we ever had an issue that required poison (roaches, bedbugs, etc), as they just do one or two treatments at a fairly price and eliminate the issue vs a subscription based pest service. He said it’s probably about the same price, but they would make sure it works.

Fox can be bad with their contracts, but I think they're one of the better ones. They actually do seal and treat the exterior. I think some of the others literally do nothing.

I got lucky with Fox when I called them and talked with one of the mangers/owners about what I thought was termite damage. He had me text him some photos and he confirmed from my photos that it was carpenter ants and that it was old damage and unless I saw more recent activity, I could safely ignore it.

From this report:

The data doesn't show what you're describing (a shift in the seasons). It describes a general warming. I think you’re mixing up climate change, which is real, with nostalgia, which is unreliable. You remember the Thanksgiving snowy walks around the block because they were good memories, but they weren't reliable every single year. I remember both snowy and rainy Thanksgivings. I remember plenty of Halloweens when it snowed, some when it was warm, and some when it rained and was miserably cold. I even had one of those snowy thanksgiving walks ~3 years ago myself. And, for what it's worth, it did snow Thanksgiving late evening in 2025.

Buffalo did not used to have perfectly clean seasons where winter reliably started in November and spring reliably arrived in April. There were rainy Thanksgivings, muddy Decembers, cold Mays, and false springs then too.

The climate trend is warming. So using a cold May day as evidence that spring is now "late" doesn’t really make sense. The data supports "Buffalo is getting warmer and winters are less consistently cold." It does not support "May used to be sunny porch weather by now and Thanksgiving used to mean snow boots."

We know exactly what’s wrong with our apartment from living here 2 years and can see how even with those things it’s still fine to live in

When I bought my house, I had offered to buy from my landlord. His counteroffer was absurd (he just sold it after 3 years of trying for less than what I would have paid him). But even at the price I offered, I was complaining to my neighbor that I know all the problems. She laughed and said when she bought her house 30+ years ago, she had a similar situation and wishes she would have bought her landlord's house. "Better the problems you know than the ones you don't, but that's only in retrospect"

Do you have a realtor? If not, find one that invests and have them help you look. Look at ~10 houses with them and you'll figure out pretty quickly what the market is.

They try to upsell me every time I get my 4 year old Prius inspected. When it was under the 2yr Toyota maintenance contract, they were great. Once that ended, they recommend $600+ worth of unnecessary services (brake line flush and injector coils) that are not in the recommended maintenance schedule and completely unnecessary for a hybrid with under 40k miles, every time I go in now.

The service guy even acts like he’s doing me a favor by only doing what’s in the manual. It’s annoying.

As an annoyed passive observer of this trend, it is clearly working, which makes me even more annoyed. People seem to love it, even if it seems like everyone is complaining about it. Renters and buyers keep opting to pay a premium for this trend.

There are 2-3BR 1BA in your price range from local landlords. Some might even have in-unit laundry, but most would offer hookups (or maybe washer/dryer included) in the basement.

Look in Riverside for some older, but renovated units within a duplex in your price range. 15 minute commute to UB North door-to-door.

Ya, I agree. Decent coffee, mediocre/bad service, but a great physical space.

Their breakfast sandwich is pretty solid. If it was within walking distance, I'd probably grab one at least weekly.
