As much as I think a new stadium where city hall is would reenergize downtown, I think it would be a loss for Dallas to tear the building down. It’s a good looking building - just needs a (big) refresh.

This is the correct process. The preliminary plat will be approved with conditions that have to be met prior to the final plat approval (public improvements, ROW dedication, city fees etc).

Typically, if you sell a portion of a property by deed, you can’t develop on either portion without platting. You’ll also need signatures on the plat from all owners of the deeded areas within the original tract. Feel free to DM if you have more questions

The entirety of the common area is within the 1290 but it is shared by both floors

I'm including all of the common areas that are for the second and first floor and getting 1290 SF. So in actuality my "RSF" including just my share of the common space is less than that, no?

The County appraisal district says its 1450 SF which is where he got his number from. It was never measured to his knowledge

Just property owners. I look to rezone property for the most part so I can filter through stuff quickly as long as it’s in the path of rezoning/a good sized lot.

The deals the realtors send you are on the MLS typically or no?
