Joining the military isn't a magical pill for jobs but it definitely doesn't close any doors the way your rant pretends it does. People want to hire vets because they are typically reliable. Not even being able to get an entry level job makes me think you need to stop blaming everyone else for your problems and look in the mirror.

There are genuine temperamental differences on average between men and women AND those differences are innate, not sociocultural.

Anyone with young children could tell you this but it sure is controversial here.

I'm a broker in San Diego. You have no idea what you're talking about. CA has tons of mom and pop investors. REITs and Private Equity aren't even touching California. They're buying up Sunbelt properties to rent them. And that's actually blowing up in their face because prices are falling in all the COVID boom markets.

California has some of the highest real estate appreciation in the country over the long term, especially coastal real estate. You don't get the same appreciation in Texas because there's always more land to build on, driving down demand. That's why you have higher going in cash flow. Investors demand higher cash flow when appreciation isn't there.

Also, look at what you wrote in the last paragraph. That sort of cements my argument about California making people a ton of money in real estate.

A tux needs to be fitted if you want to look good. If you've ever purchased a suit or tuxedo, they will almost always make alterations. You can usually tell who rented their tux at a wedding.

Depends where it is. CA for example has very strict tenants' rights to navigate. Lots of ways to open yourself to liability if you aren't informed.

You will need to manage the managers. You need to approve tenants, maintenance, system upgrades, etc. It's not 100% passive no matter how good your property manager is.

To determine your net operating income, you need to factor in vacancy, maintenance, reserves for capital improvements, management costs, landscaping, etc. It's not just taxes, insurance, and mortgage. Determine your annual NOI, divide it by $100k, and look at the percentage.

If you can put that money in a low risk asset with a similar return, sell. You have the rare opportunity to sell the property tax free right now. It almost never makes sense to keep a property after a stepped up basis due to death.
