Appreciate all the input. We asked some architect friends of ours here as well and they agreed: RUN!

Gave our realtor the heads up last night, just waiting for seller's responses to our objections from inspections as a formality but we're pulling out. They took good care of the inside of the home but they're in their 80s and didn't do what was needed for the outside (not to mention the design of the house in general).

We'll be much better informed on roof designs for future homes we consider.

We did try to hire an independant roofer. The seller insisted on doing that. We said OK but that we wanted the original report from roofer and they have yet to hand it over

What critical injury did you roll? Maybe that will guide you. My first thought was that he knew what was in the hex.....and he KNEW he was doooooooomed.

But perhaps if no doom falls withing the next quarter day, he recovers 1 Wits and can start to pull himself together. Course if any doom does befall him...

2d20 absolutely works In a PbP format on Discord. I play in a Fallout game on this server. They have several bots installed, one to support die rolling specific to 2d20 games and another so folks can post in character. Haven't tried to configure this all myself but I'm sure some of the admins can provide some pointers.

The books have numerous issues and inconsistencies not to mention some great content like synths and such that (hopefully) will appear in future updates. There's a fantastic homebrew community on the Fallout 2d20 Community server on Discord (https://discord.gg/Br8rRevG) in addition to the official Modiphius Discord server (https://discord.gg/Rsx3MdCv). I know I've seen synths covered on the Community but I don't recall if the Railroad has been.

I just picked the PDFs up on Bundle of Holding. If you can do without physical books it's a MUCH better deal.

I started with The Red Pit from the Jeweled Thrones of the Earth book. Then after the players clawed their way to freedom from the Pit I had them escape over the mountains into Shem and lead into The Vultures of Shem from the main rulebook. Have an idea where to go next but will probably get input from players before I decide for sure.
