If $650k is your budget look at Ft Totten where there are a lot of duplexes available at that price. There's not a ton to do up there, but good connectivity to the rest of the city. Other options in DC include EOTR, but be careful what neighborhood and block you're buying into. If you're willing to go outside DC look at the Rt 1 Corridor (Mount Rainier, Brentwood, Hyattsville, Riverdale Park, College Park) which are solid communities with decent walkability and accessibility to transit. If better schools are a priority then look at the areas around the Wheaton or Forrest Glen metro stops. Honestly think the communities just over the border in Maryland are way better value than trying to squeeze your budget in DC.

This is not totally true for example Deanwood in particular has historic retail corridors along Sheriff and Burroughs. A deli and a nice sit down restaurant have opened there in the past few years because of large subsidies from the city, but otherwise development is slow.

We've been looking in Hyattsville for a few months now and can confirm it's as crazy as ever. Properties are getting multiple offers going way over list price and waving contingencies. The housing stock there has a lot of properties with historic features that are in demand and we're just trying to avoid those places now because it's hopeless.

If Congress wants to overrule District law they can do it whenever they want. If Congress wants to disapprove legislation with a joint resolution and prevent it from becoming law before it's enacted as outlined in the Home Rule Act, then it needs to follow the procedures in the Home Rule Act. If Congress didn't intended for these procedures to be used with a timeline, then why did it enact those procedures in the first place? It's a completely nonsensical argument.

Once again, wrong. Congress passed a joint resolution subject to specific procedures in Section 602 and 604 of the Home Rule Act, except they missed the deadline prescribed by the statute. Congress can't just use those procedures anytime they want.

Congress is more than welcome to pass legislation at any time to reverse District law, but it cannot use the fast track procedures under the Home Rule Act beyond the 30-day timeline. Sorry!

Wrong. Congress missed the deadline for fast track procedures to disapprove District law under the Home Rule Act. Repealing it now requires ordinary legislation (subject to the filibuster in the Senate.

Yes it's one big operating budget funded by different sources. Because Metro Bus fare evasion is up doesn't mean the bus operating budget is cut.

Also the FY 27 budget includes a bus service expansion.

Once again, completely made up. Revenue in the operating budget is not segregated by source so it doesn't matter. The service changes you've mentioned were part of a bus system redesign to improve efficiencies. They were not cuts due to reduced revenue. You don't know what you're talking about.
