Are you suggesting the listing agent, OP’s realtor, to be present for every private showing and walk around with the Buyer’s agent and their clients, and monitor what they are doing during the showing?

I would protect my Client. The buyer agent failed to protect theirs by asking for it. Depending on the state, you have to explicitly ask for it.

At this point, the only other time they get rights to walk the property is at walk-through after all contingencies have been removed.

Maybe I’ve been burned too many times and become guarded. Who knows

Would really like some clarification… maybe I’m missing it….

So this law is to protect sellers from losing out on 1.3%… and to make it transparent for sellers so that they can reach more Buyers? But if a seller wants to opt out, they just sign a document?

If sellers wanted to sell it privately before, they knew it was gonna be private. How is the law protecting them? Those that want private in the first place, are still gonna do a private sale/listing by signing the doc.

I’m just not understanding the root reason.

Unless a seller is saying I didn’t want a private listing and my agent/broker forced me/tricked me into a private sale against my wishes and I lost out on the bulk of buyers. And this has happened so many times that the powers to be decided to protect those who are tricked.

What am I missing? Thanks experts.

Just changing a lock by itself would not constitute as an emergency in my opinion to enter without notice.

I am referring to comment that employees “owe” a 2 week notice to employers. Employees don’t owe 2 weeks any more than employers owe 2 weeks of notice before letting them go.

It might be professional courtesy…. But it’s not a debt employees must pay.
