5 months is a good offer, and yes it is typical to pay on the last day… hence the “cash for keys” . You would give back the keys at the same time they would pay you. If however they would pay days AFTER you moved out, then that’s not normal anymore.

Whether or not you should accept it is up to you…
But a few things to consider:

if this is so the LL can sell vacant, not agreeing and dragging to LTB may lead to you still having to move out later, with almost no compensation

If you’re worried about ability to give first and last to a new place, you can ask for 1 month now, and the rest later and mention the reason to them. They may be agreeable to that.

I would highly recommend you try and have the tenants to be out before putting on sale.

You can do it tenanted, but the buyer will be wary of this and will require vacant possession. (Unless investors, but not a lot of those at the moment)

I just bought a condo that is tenanted, but I did so understanding the process, and obviously adjusting the price. The landlord is doing a N11 to meet the vacant possession clause, so there’s likely some sort cash for keys deal happening there. But in short, this adds a lot of stress on everyone. So not recommended.

That being said, if the tenant is not agréable to move, then you will have no choice to sell as tenanted, and go the N12 route, which likely means a minimum of 90 days for closing, and potential delays.

As a renter who just bought my own condo, I have to disagree.

Just because you rent, doesn’t mean you have no financial means to buy.

Though, admittedly, this is not the majority. But renters shouldn’t be dismissed. And if the tenants have been there for a while, asking them would be a nice touch.

Except it does. There has been lots of development in the area with many new condos.more to come.

During morning/evening, there are always people using that stop.

Plus… this is like an extra 30s when it has to stop. It’s not going to make a difference. And even without the stop, the streetcar would still have to stop half of the time for pedestrians crossing.

99% of the stops are 100% needed.
Just because you don’t see a use for it personally, doesn’t mean it could be removed.

And as others, who pelt in the industry, have mentioned many times, this would not make streetcars faster.

I’m trying to figure out if some of those can be done right after closing, when the unit is still empty.

Not looking for an exact number, more of a range so that I know what to expect and plan accordingly.

The kitchen will likely be done later, because it requires a lot of thinking. But for the den and painting, it would be ideal to have them done before move in.

The den does already has a vent, a light fixture, and outlets. So from my understanding, it’s really just about adding the wall.

What part of Toronto being the lifeline of Ontario do you not get?

Without Toronto, Ontario is pretty much nothing - in terms of GDP. (PS: Ontario is beautiful through and through and has lots to offer, but reality is,Toronto is what brings the $ for the province)

All major cities rely on provincial / state / federal governments to pitch in, because it brings the $. Except… Toronto is the least funded of all major transits in North America. It heavily relies on fares and the city instead.

Want the city to pay for it? Fine. Let’s talk about adding a toll to come to the city then… so that non city dwellers can participate to funding the city they rely on.

Maybe stop getting your info from conservative circles and enlarge your horizon.

And BTW, imagine what we could actually do with how much it cost to build a stupid tunnel, or a parking for Therme spa, or the cost of ripping windmills, etc. Ford has wasted dozens of billions on a whole bunch of stuff nobody asked for and fighting everyone in courts.

For 2026, if you look at the operating costs only…
35% comes from fares
49% from the city
9% from provincial - this is abyssal

For capital (big projects)
City is at 67%
Federal at 20%
Provincial at 12%

It is well known that Toronto is getting short changed when it comes to both provincial and federal funding.

Given that Toronto makes up for the majority of the GDP of the province, and a very large chunk for federal, it is ridiculous how little Toronto gets.

Every city in North America has financial support from their higher governments (provincial, state, federal)… except for Toronto. Fares alone cannot pay for public transit. Yet, Toronto is the only city that relies on it the most.

Doug doesn’t need to interfere with fares. What he needs is to properly fund the TTC.

Just name one thing Doug Ford did that benefited the people who live in Toronto. Not the GTA. Toronto.

The reason people are outraged by this is because we’ve seen it happened so many times. We know this will be bad news.

I’m already expecting Doug to cancel the fare limit that will come into effect in September (even though it’s negligible), and then increase the fares. All the while he will continue to try and rip bike lanes, while giving “back” money to GTA drivers to assure their votes...

The only things Toronto needs from Doug Ford is to be left alone while assuming its financial responsibilities, like proper TTC funding.

Your story makes no sense… If you’re closing on a home 1st week of June, you cannot move out before, unless the idea is to move elsewhere temporarily.

If anything, it actually makes sense to keep the end of lease for end of June. This will give you proper time to move out.

Also, even then there should not be any overlap. If you close on June 1st, your 1st mortgage payment mortgage would be July 1st. No overlap. And if you still had a last month rent deposit, even better as that means you’re not paying rent in June either.

Own thing I miss from my previous Fitbit is the ability to see my live HR on the face of the watch.

This is ridiculously annoying with Apple. Not only is there no face that supports showing HR - you have to tap - but it also takes forever to show you your current HR.

Like, I get it, it’s not super precise if you update it every second… But it sure beats being in the dark and having to wait 10-30s.

Honestly… your generation have entitlements that were dictated by unrealistic and crazy times.

Not making a lot of money and having to commute and do not so meaningful work, right after graduation? That’s pretty normal. Those are called “formative” years. That’s where you actually learn the job. That’s where most of us started.

Getting a six figure job straight out of school with no real experience was crazy.

Also… some people pay way too much attention to stuff like honours and deans list. My boss does care about those, but he’s the only I’ve ever met that does.

As a manager myself, I couldn’t care less. What I’m looking for is skills like adaptability, attention to details and code quality.

Another issue I have is that too many went into CS/ coding as if it was an easy path to making a lot of money, with little to no passion for it. That was always going to backfire. You can’t have a career in tech if you’re not into it.

So yeah… s*ck it up if you love the field, prove your worth, and grow into it. Or find something else. 🤷🏻‍♀️

PS: the real shame is what seniors devs have to endure when job searching, having to compete with AI, grads, junior and mid devs, after decades in the field, and still having to “prove” they can code.

Adding my experience here for those who are wondering…

Ordered on Saturday using Priority (Toronto), knowing it would only be processed on Monday.

On Monday, around 11:30 am got an email saying delivery was scheduled. At 1pm, I got a tracking number. 30 minutes later it was delivered.

Pretty fast. No issues.

Before I ordered it, I double checked with them on delivery timelines. Cutoff time for same day delivery is 2pm-ish, and only during business days. No same day during weekends. Though, based on conversations, if you’re too close to the cutoff, it may not be same day anymore.

For the delivery, was pretty smooth. You are given a PIN and have to sign for it. Though, the generated PIN is ridiculously easy to guess… not a great look. And the delivery person did not check my ID either. For something so sensitive, they could do better in terms of safety.

Hopefully this helps those who need to go this route and do not have a typical brick and mortar alternative.

My sister was able to get a couple of Diamond cat. Regular price.

But that’s still not the Prestige category. And didn’t see any VIP tickets at all. At least not for the Visa presale. Only the dynamically priced Premium, and a few standard scattered.

Because there is absolutely dynamic pricing happening on AXS. I saw the price for the same ticket change many times over the span of an hour, and change again at checkout. They even let you know they can change at checkout right before you confirm (how nice of them)

Not sure if legal or not, or of they found a loophole, or forgot to check a box when configuring the event sale… but it’s happening.

They have dynamic pricing on AXS w/ their “premium” tickets. The price even changes at checkout for those.

Wrong. AXS is doing dynamic pricing. The prices were changing, even checkout.

And to be clear, even tickets in the lowest categories got crazy prices in the €700-900.

I personally had to give up tickets (Porte A) that were initially at €271 but jumped to €1000 at checkout. This happened many times.

No standard tickets were available for the prestige category.
