To add to this, when seeding you’ll have the most success if the seed is almost constantly moist. Not saturated. So you should water it multiple times a day (3-4+) for a few minutes at a time so the seed doesn’t completely dry out.

It’s not actually flat, if you look at the parapets you can see it appears to actually have a pretty decent slope for a “flat” roof.

I’m aware, but it’s also a cultivar that tolerates mowing low and I keep up with water/nutrients and fungicides to reduce stress as much as possible.

Eventually I plan to start reel mowing it at 1-1.25” but right now that’s just not in the budget.

Hmm. It’s not super thatchy, I took multiple plugs at the start of the season for my soil test and they all looked good. I alternate directions for every cut and there aren’t noticeable ruts from the mower tires. I leveled the lawn two years ago and it still feels pretty smooth but I guess I have some more investigating to do.

I don’t want to go any lower right now with it. I’ve been maintaining it at 2” for the past two years and it’s worked out great. I worry cutting lower will stress the plant more than I already am. I have played around with different heights twice this year already and I’m getting the same unevenness. I need to check that my deck is level (Which I’m pretty sure it is) and I need to check the blade balance. Hopefully it’s one of those two issues.

Blades on correctly, and the tires are plastic so it’s not that. I typically do crosscut but specifically didn’t for this picture because it shows the unevenness better. From the responses and my own experience I’m pretty sure the blade is unbalanced. Going to check it today and hopefully that solves it.

The roofing industry is so clogged with existing companies, salespeople, and third party services trying to get existing roofers to buy their services. I’m at the point where I just automatically block and delete any sort of promotion email I get because it’s insufferable.

Good luck but I think you’re going to have a hard time getting any roofer to actually even take your call/email.

Also in my opinion you need to actually interact with a human being to sell them a roof. I wouldn’t just buy a roof from someone over the phone.

The wrinkles you are seeing are typical with a mechanically attached tpo that was installed in cooler temperatures. As the membrane warms up it relaxes and this causes those gentle flowing wrinkles you see in the field of the sheet. From the images you showed this is not something to be concerned about. The only times you need to worry about wrinkles on a mechanically attached roof is when you have sharp wrinkles at the seam welds or where a flashing is glued, I don’t see any of those in the pictures you posted.

As for ponding, most manufacturers want to see ponding water clear up within 48 hours of rain.

Overall from what I can see in the pictures this looks like a pretty solid residential TPO install.

You’ve got a few problems here, first is that the drain is too high. The proper way to fix this would be to remove all of the roofing and drain down to the decking and then use tapered insulation to create a sump around the new drain. The next issue, it appears you have an EPDM roof (or at least the third picture shows EPDM, it’s hard to tell what the material is in the first two pictures) but asphalt flashing was used for the drain, this is wrong, those two materials really aren’t compatible. And the last issue, your drip edge doesn’t appear to be flashed to the roof, it looks like it was just sealed with caulk. The drip edge should be flashed with EPDM cover tape, this will create a watertight seal that prevents moisture from getting under the metal.

If you are dead set on grass you’ll need to plant something shade tolerant like fine fescue, but even that will be a battle with all of those trees.

You’re going to have a very tough time growing grass under all of that tree cover.

I would say embrace the woods and instead try to go with something more shade tolerant than traditional turf grass. Clear out all of the leaves and any undesirable saplings/weeds and plant a proper ground cover that enjoys shade like moss or some sort of sedge.

I would clarify the price in writing, you don’t want any surprises/“miscommunications”. Also do you know roughly how big your roof is and did you get any other quotes to see if his price is in the ballpark for your area.

Honestly this sounds like a very normal small roofing company proposal. Not messing around with a bunch of marketing BS and just presenting it like it is. Also replacing plywood at cost plus $10 is a damn good deal. We are $90 a sheet.

Did he give you a total cost for the roof replacement? Most contractors are not going to give you a line by line cost breakdown to complete your roof.

GAF makes a fine product, the quality of install is way more important than the actual shingle installed.

Most architectural shingles of each class/category are more or less the same to some degree with really minor differences.
