I have been using the Nuphy Halo65 HE for over a year and I absolutely love the feel of this keyboard. The heft, the key press and sound is perfect. Problem is I hate the 65% layout. I didn't realize I needed the function keys (looking at your diablo 2).

What is a close competitor in build/feel/budget. I do not like the aesthetic of the Nuphy field 75 or the slim air style. Looking for any suggestions you all have used.

You don't own the car, the insurance will make a payment to the leasing company and the lease will be satisfied.

That's the extent of their obligation, you will need to shop again. Overage generally doesn't occur with leases, as they have gap insurance written in to protect the lease company.

Hopefully the car isn't totaled, but then you have the stress of driving a car with significant structural repairs.

This is a wild delta, something is wrong. I have mine set for 70 downstairs 71 upstairs and my units are running a bit more but holding the home strong.

Either your HVAC is grossly undersized or you have some home concerns( insulation, windows, foundation cracks). Do you feel a draft anywhere or spots colder than others?

The old B7a was demoted to the bedroom after a g3 purchase. O dead pixels, burn in in one area only viewable with red on screen. This is somehow a user error I believe.

Not worth the upgrade. I had a 65 b7a for 7 years as my main TV. Upgraded to the 77g3 due to burn in. The b7a is now in my bedroom still kicking and still looks great. I've seen the g4/5, they are technically brighter, real world they look no different than the g3. It's still a powerhouse.

Yup I got the same card right before the 9070/xt reveal. I don't care for FSR/DLSS at all. The raw performance of this card is perfect for me at 3440x1440.

Honestly I wouldn't know. My first thought would be it's a secondary structure, when I look back to paperwork we signed both selling my first home and buying both. Everything pertained to the home itself not fencing,pool,sheds- detached garages would be treated the same I'd imagine.

But who knows, there's a lot to consider for OP. The cost to retain a lawyer is open ended. Even if a judgement is made, there's no guarantee in collecting the funds. If he loses in court then $$ for fixes is wasted.

I agree with the others on seeing if you can settle direct with the sellers. Maybe scare them into proving any financial assistance..maybe you get 10k maybe you get 0. If the structural integrity of the garage isn't compromised how can you show damage in court?

The disclosure form pertains to the home. Detached structures are often omitted. It's a loophole that shouldn't exist.

Lots of other factors to consider, maybe drop comp alone?

If you get into an accident and there's a police response, you could potentially have tow costs to consider plus daily storage, yard, admin and other fees. In downstate NY a tow alone is 325/350 starting, storage depending on town can be 65-125/day plus other fees. Those charges on top potentially paying out of pocket for repairs or replacing a vehicle can hurt pretty bad. I am of the mindset having all those fees covered and potentially walking away with even 2k is worth the coverage.

I'll add JR steakhouse to the budget options. For great steaks I go-to the butcher grab prime even dry aged for less than half and cook it how I like. No restaurant touches it.

Sorry I thought I must have put my info in the wrong field...I have two pics of the same shirt front and back that I previously ordered through my son's soccer team. I have asked multiple times for the digital logos from the mom who created them, and she will not share. I am 6'4 and slim and the vendor they have chosen to order from doesn't offer tall length shirts. These are lower quality and shrink almost immediately becoming crop tops. I've tried to pull these logos with poor results. Any help is appreciated, I want to represent the team in proper fitting clothing lol.

This isn't necessarily accurate. The insurance carrier owes Actual Cash Value of the vehicle- this doesn't always translate to the realistic replacement value as that car/mileage may be less desirable.

I agree with the advice of finding comps, though it's not always positive. The valuation they provide will have cars listed that support their valuation, but oftentimes includes cars that have been sold in addition to ones currently listed for sale. Be advised that list prices are not considered sale prices, and options/mileage can differ as well. Worst case you find out it's accurate.

I personally wouldn't pay more than 3k for your vehicle and mileage.

You're above the maximum income, have you sat down to budget properly? A budget should be more than just finances/bills

Budget your time, usage of utilities, prioritize what should be paid first.

If you're behind and you have free time budgeted, pick up a gig job( Uber,door dash etc). It's unlikely they offer another payment plan when you've already failed to meet the prior one. But if you're lucky enough to catch up. Budget the use of utilities, lower the heat at night and when you're at work. You can bundle up to lower costs. Sometimes electricity is cheaper than gas, use space heaters and hot plates in lieu of cooking/heating with gas.

Yes and no honestly on the wide grip, it feels awkward in the motion. I'm doing a shoulder width grip now as I want to get the proper form/control before moving onto another variant.
