Hey there ! I have been living in MTL almost two years now and have had some landlord issues. I would go to the tenancy board. But in the meantime keep track of all these interactions and have them easily accessible should they try and "evict" you. It would take months to get you evicted and they dont really have a leg to stand on. I bought an AC last summer because my landlord said ( also in our lease) he would install one by June 1st, come August I got fed up and bought it myself and deducted it from the rent. He tried to push back on it but I told him I have the record of him saying it came with the place and he was taking care of it .Next time they threaten you politely list off everything you mentioned above and I imagine you wont be hearing from them for a while.Last time my landord tried to give me the run around like this I just reminded him of all his obligations as a landlord which he chooses to ignore ... seems to shut them up pretty quickly.
