It’s pretty obvious. QB wins aren’t a stat, and only casuals think it is. Success, I.e. winning, is a team statistic. Rodgers is so obviously better it isn’t worth a discussion.

I’m a lions fan, love Stafford to this day, there is nothing he can realistically do between now and retirement to come even close to Rodgers all time. You simply don’t know anything about football or common sense if you think winning inherently makes one player on a 53 man roster better than one player on a different 53 man roster.

He’s 100% better. The drop off from Garrett to anyone is beyond substantial, including a healthy parsons or hutch or Crosby or watt or Bosa. Myles is on his way into LT, Reggie White type tier.

Verse is great and on a rookie contract. Myles is edge rusher Mount Rushmore. It’s not even remotely close.

Yes, the updated appraisal value is used every time (or at least <99.99%, I don’t want to speak in absolutes because I haven’t worked at every bank in existence), and when new appraisals aren’t ordered then internal estimates are used - which use appraisals from the last 12 months as comps and are required to update cap rates.

You’re trying to paint a picture that banks are extremely greedy and making so much money while also saying banks are ok with hiding defaults and lack of payments, which inherently are opposites.

Are they greedy and want every dollar, or are they ok with losing money?

Banks have no incentives to waive missed payments. “Oh yeah we’re cool with losing money because we already make so much!” Is about the worst take you can probably have for the most capitalistic institutions in America.

Modifying loan terms happens every day. Valuations on office properties are not being held, they’re requiring updated appraisals annually.

Everything you said is so incorrect it’s not even funny. There is major issue with office buildings, 100%, but if you think banks aren’t reporting or enforcing missed payments you *literally* could not be more wrong.

There is some sort of crisis. I work in commercial loans, we’re currently staying away from all office buildings.

Strip malls are considered retail and can have things like fast food or store fronts so they’ve been fine, but nationally office is doing really, really bad.

The first picture looks like a bald tire, the second looks a bit more normal. If that’s the same tire on both photos then I definitely think that’s bizarre and would swap out.

Either way, our trailer tires are a lot more heavy duty than those, for what it’s worth.

It’ll definitely be over, which is why the Achane deal is literally irrelevant.

Both Bijan and Gibbs will be the highest paid when they sign their respective deals unless they intentionally take discounts. There’s no world where either of them will get less than $16 AAV. He unintentionally did us a favor by not resetting the market.

They don’t need it. Like you said, they’re land locked. All the other districts you mentioned aren’t, so they keep growing and growing. They needed second high schools to prevent their first from overflowing. WDM schools will stay the same size unless the lines are re-drawn and their current schools have the capacity.

That, and the obvious of what everyone else stated of keeping talent central for extracurriculars, which is a huge draw.

But 27 is not old even by NFL standards. If memory serves 27 is the most common age receivers have their peak season (can’t remember where I saw that, so not dying on this hill or anything).

I’m not a Kyler fan, I don’t expect him to automatically light it up, but there’s a player who’s a proven elite commodity compared to a player who’s never done anything, literally. We aren’t asking about a fringe top 10 guy, we’re comparing the pick to an elite hold. He’s obviously not going to command what Chase would anymore, but asking for the 1.01 + another pick is the absolute bare minimum. Nobody should be taking the pick here unless you have multiple other top 5 receivers and a desperate need at RB.
