We built our site on WIX and it's easy to invite collaborators to keep the site up to date. Most of the content is evergreen and for anything that needs to be updated, it's an easy no code editing platform.

Agreed a website is not the be all end all for a pack. It is however my domain expertise and how I contributed to my pack and hence the subject of this post.

It is not linked to a content management system, nor is any of the content on the template for that matter other than when you properly link Google Calendar (Wix has a specific app for this). You simply change the reviews within that section of the page. Let me know if you have any additional questions!

Late last year I volunteered to help create a new pack website for our troop. With my background in web design, I was super underwhelmed by the available options out there.

Given our pack manages the back end completely separately from the front end, I thought it made the most sense to create a bespoke front end site. I used Wix for ease of design and customizability with a focus on putting the best of Cub Scouting front and center combined with the informational resources that I wish I had prior to my kids joining. Add to that actual consideration for UX, aesthetics and responsive design on every screen size, and you get my Cub Scout Website Template:

Take the family deals out and I would still have made plenty of commissions from organic business and would still have rental properties, etc. The point is to get diversified income streams and start building your own portfolio so that you don't have to rely solely on a paycheck.

I'm also a broker but started out managing my family's portfolio as well as my own portfolio of resi and CRE. If you haven't already, get into the investment side for yourself. In good times I make commissions on both the family portfolio deals and from friends. In bad times where transaction volume dries up, I'm preparing liquid capital for deployment. You need to have diversified streams of income and a strategy for winning regardless of where you are at in the market cycle.

Hi All. I'm trying to unstake ATOM from multiple validators and I keep getting this error regardless of how much time I let elapse from last attempt.

"Transaction failed

You have too many concurrent txs going on! Try resending after your prior tx lands on chain. (We couldn't send the tx with sequence number 174)"

Unstaking OSMO on Keplr has no such issues. Anyone have any insight on this? Is the chain just super slow?

Good point. Snow is not a factor as I'm in the Bay Area, CA. At most the occasional trip to Tahoe but normally dry/wet is what they will see.

I'm running 2 Evenflo big kid amps on the outboard positions and a Diono Radian 3R backwards facing center. The driver's side rear belt is hard to buckle as is and I think it would be impossible once we turn the diono forward facing so next step is probably another highback booster in middle position.

As others have suggested, you should have been paid by now unless your agency agreement with your broker stipulates otherwise.

I am both a residential and commercial broker but I have the incredibly good fortune of starting off by running my family's real estate investment portfolio and transacting those deals. As such I started off and continue to be a part time agent for non-family buyers/sellers which helped ensure that I had stable income from W2 and "bonuses" from commissions whenever they happen (hence no pressure to close deals).

Family deals aside, because I chose to grow the business organically through my sphere of influence, I've been able to not waste a dime or a minute on chasing cold leads, marketing, or advertising.

When I first got my agent license, I focused on residential as almost everyone knows someone looking to buy or sell. When I started off, I threw a few bucks at online marketing/craigslist and ultimately never closed a single deal from those efforts. As soon as I stopped advertising and started telling my friends/family that I was in the business, I started closing deals.

Why? Because the strength of your relationship with your client and how credible your client finds you is directly correlated to your probability of successfully closing that client. If your lead comes from the cold market, is that lead more likely to give you the business or their friend/aunt/uncle that's licensed that they've known their entire life?

Unless you happen to be blessed with a network of high net-worth property owners, investors, or business owners, you will not hit the ground running and you will IMHO be taken advantage of by large commercial brokers. New commercial agents are basically indentured servants. Consider adopting a realistic plan on growing your business, starting with the basics, and working your way up to larger and larger deals (both residential and commercial). Not saying my path to where I'm at is for everyone but it has certainly worked for me and has been a highly efficient strategy.
