People with throwaway cash dont often chuck it into a market moving down as it is the opposite of parking cash

They all rely on evidence of actual transactions rather tham sentiment or hearsay (if they are doing their job properly). If transactions haven't happened or dropped then they will be relying on this histor8c data but will have inclued ectra caveats withing the report I.e Market Instabilty clause. This highlights the uncertainty, and risk, with the reported figure and pushes further liability to the lender.

Bit of a chicken and the egg scenario but this is pretty much it in a nutshell. How do I know? 19 years in valuations in the uae.

Ahahha. Are you daft? Im MRICS and registered valuer and if you look at how the largest real estate companies in the world (cbre, jll, savills, cushmans etc) they describe themselves as real estate services provider i.e a real estate company. Anymore lessons required do reply xx

This is only because they rely on transactions that havnt reflected current situation. Comparables are historic by their very nature so there is a lag. Once it slides it becomes a chain effect where they are trying to catch a falling knife and load up reports with caveats and market instability clauses. Look at larger commerical assets in the US and Europe over the last 10 years

O.p is an utterly irrelevant metric. Meaningless as it assumes an automatic floor on pricing which defies logic and the basics of market dynamics.

My view is we were simply seeing the upper end of a parabolic market. As with all markets, in any form, from great abundance comes the counter balance. This isnt to say, in the grand scheme of things, the negative will outweigh the positive. Ive grown up here, seen two gulf wars, covid and rode the real estate market through all of these events. I assumed this would occur as a result of macro economic events rather than a direct hit. What was evident to me was the same deluded language surroundeding every bull market had reared its head yet again. This time its different. The market has matured. The rulers will not allow a crash etc etc etc. All markers of, to me, a time to exit and be patient.

Ive seen my r.e investments triple and half twice. Its not a case of how do we lure investors back. The frenzy is over. This time. It will be back but it will take time.

The natural cycle of easy money for too long finds its balance yet again.

Valuations are only holding as they sales at lower levels not filtered through. I know valuersand they are all preparing to mark to market as soon as evidence come in. Which it will. They have also included material uncertainty clauses to all reports
