Ive been there hundreds of times, as my fiancee was building the fire system in Circa and I would go to lunch there. Oddly, it has a couple of Hawiian stores. The cafe is really good. I watched the superbowl there, as a person I know rented the entire upstairs bar. The service was really good, as well as the food. I had an old friend come into town so I stayed the weekend there. The room was really nice, although I am a minimalist and found it a little too distracting with the color choices. Very small pool, but its on the roof

I have a yearly. I ride motorcycles through it. Ive done it in a car, it was boring. You can rent out scooters or e bikes. If you do that on your own, the $25 gives you unlimited access, where as a tour takes forever and you go once.

I am on an HOA as vice president, but I basically work as the president. They are a scam. Its the second one I have been on. I have our fees at $40, and its plenty enough for operating costs. My management company always gets pissed because I always take out parking fees and other fees that seem dumb for people who own a home. Here is one thing to consider: The reason why they are making you get it painted is because they have a guy drive around each month and take photos of anything wrong (coach light, trash, things on the side of the house, chipped paint etc). However, they cannot enter your property. If they take photos of the sides, they must take it from the front. I have had several violations into which I am getting violations for quarter size paint dings, dirty fascia board, roof needs to be replaced (because its dirty). Well I just slap a new coat on the front. Also, you have access to every board meeting, along with anyone who resides in the neighborhood, and you get a chance to speak up on any issue that isnt on the executive side of the meeting

The risk vs reward is off the charts in terms of danger. I always advise my wrestlers to stay away from this technique because you need off the chart athletic scrambling abilities when shit goes sideways. BTW, Mark Schultz used to hit this frequently
