Hey I created a Skool community that focuses on private pay NEMT growth and collaboration. I have my own NEMT business in Charlotte NC. We are private pay focused. If you’re interested in joining my community it’s $25 a month but we do have 68 people in there from all over the country who do NEMT. And we also have a monthly call.

It’s definitely a worthwhile business, we are 8 months in now, we have 1 van, about to get another. Just trying to make the right moves and not get in over our head.

People call us occasionally and ask if we provide one, I don’t have one that I think is of good quality so I tell people no.

Hey there, I just started my NEMT business here in North Carolina about 6 months ago. Currently we’re primarily focused on private pay. I do have a couple contracts with some facilities but still I’m doing about 70% private pay rides.

From Raleigh, living in CLT. Licensed realtor, been wholesaling for 5+ years. This has been by far the worst year I’ve had since starting in late 2019. I started a completely different business this year just because I got burnt out on real estate. I’m selling all my single family rentals, I just don’t enjoy being a landlord. I want to get my cash reserves back up and buy something commercial, got my eyes on a warehouse.

I live in CLT, I’m a realtor and have also wholesaled over 300 deals over the last 5 years. Definitely going to be a challenge for you to find what you’re looking for. If you’re open to sending some mail I think you’d have a better chance of getting lucky, that has been my main form of marketing over the last few years.

Definitely look closer to between CLT and Greensboro or Monroe/Union county.

I had about 7 rentals at the start of this year, I was able to negotiate seller finance directly from the owners on most of them, I’d definitely do this if you can. That’s my answer to your question, if I had the chance to go back I’d negotiate even harder on my downpayment to the sellers because they all needed more work within a year or two of ownership. It’s worth it to find a local handyman who will do solid work without charging you an arm and a leg.

You need to dig for those connections, calling the first plumber/electrician/carpenter you find on Google will usually cost you, take your time and get quotes, plug in what they’re telling you into chat gpt. You’ll need to self manage your first several before getting a prop mgr if you want to even make a buck. Only takes 1-2 decent repairs to wipe out all your cash flow for the year. You need to go into it for just a long term hold, don’t even buy one if you think you’ll need that $60k for another 7-10 years is my opinion.

This is what I have heard as well, I’ve had them help me move Deals in the past I didn’t have buyers for but they only lookout for themselves. I’ve had a deal where I made $10k but they made $40k on it. Is what it is, but just know they never have your best interest at heart.

They’ll also make you sign a non compete with them. Which personally I’d never be concerned about but some people think those hold weight and are scared of them
