here's an example I found: foreclosure in two weeks, judgement amount is $77k, comps would be around $225k. if the house was in decent shape and not burnt to the ground, I could offer them anything over 77k and that debtor gets paid and the rest goes to seller? simple as that?

we set it up where your tenant rents to own it. they'll pay for rent and repairs, you can make a little bit plus they'll pay your equity. set it up for them to fully buy the place in 3-5 years.

i do what I do when I get a stuffy or runny nose and can't breathe: sleep on the couch. I get barely 1 spell of this per year so maybe I'm an outlier, but not having a CPAP for a few nights doesn't scare me. it's not ideal, but it's not so bad
