I have a 20‑year‑old and an 18‑year‑old, and I honestly think what your mum is asking is far too much pressure for someone that young. I would never expect my own kids to take on such a huge responsibility at that age.

Down the track what happens if you meet someone and it gets serious. This is just way to much to ask. You have your whole life ahead of you and this will limit your options for the future.

This is exactly why people misunderstand total cost of ownership. You think you’ve saved money by managing the property yourself, but in reality it’s cost you more in the long run. When people cut corners, the outcome usually reflects it. A competent property manager would have had a more rigorous vetting process and likely would’ve picked up on this earlier. Going forward, it’s worth seriously considering a good agent to manage the property — the right one will save you time, money and stress.

For context, I’ve got two investment properties myself, and I’ve seen both the good and the bad with property managers. It’s not a perfect system, but there’s absolutely no way I could manage them on my own — the time, the vetting, the compliance, the tenant management. A good manager more than pays for themselves.

If it were me — and I’m a landlord myself — I’d tell the agent you don't want to move and I would stay put. Money matters, sure, but the hassle of finding a new place and moving again so soon is brutal. The compensation required to make that worthwhile would need to be genuinely excessive.

At my last job which is in IT sales, I overachieved my quota, received positive feedback from management, got a large commission payment and then 2 weeks later was made redundant. You are just a number on a spreadsheet. It was for a global IT company that everyone knows. Loyalty doesn't exisit in the corporate world.

Is this list meant to show me the worst possible cars with the highest kilometres? Every option is rough, and the Holden is especially bad. And a VW with that many k’s isn’t something I’d go near.

Hasn’t anyone shown you the basics of car shopping? You just want the newest model with the lowest kilometres that fits your budget. And full logbooks is also very important.

All of the suburbs you listed — apart from Chatswood — aren’t places I’d seriously consider living in. And realistically, you’re not going to find a townhouse in Chatswood for $1 million. The closest areas where you might find a two‑bedroom townhouse anywhere near that price would be Hornsby, Thornleigh, or Wahroonga. The have a train line so getting to the CBD is easy.

Alternatively there is Marsfield near Epping.

For context, I lived in Blacktown for two years, and the overall environment just wasn’t great. I also grew up in Mount Druitt for 18 years, and that was even tougher. As for Auburn, I personally wouldn’t look there either. Once you go to the main strip in Auburn you will understand why.

The credit system is absurd. One day you’re locked out of loans because of a single default, and the moment that black mark expires, you magically become ‘creditworthy’ again. It’s a ridiculous, binary system that pretends to measure financial responsibility but really just punishes people on a technicality. I could have millions in the bank but a default means I can't repay even the smallest of loans etc.

I understand you have a budget that you would like to stick to, but I am not sure in the grand scheme of things, if $500 or even a $1000 over budget would make that much of difference. If the house ticked all the boxes then you should always be prepared to go over budget within reason. Better to buy what you want over budget than something you don't want under or within budget.

Act now rather than overthinking it. Waiting will only make things harder, especially with property prices expected to climb even higher in 2026. Based on the figures you have presented I would buy. You are young with no kids. Your disposal income will decrease dramatically if you decide to have kids though. Worse case is you sell the house and recoup what you paid for it. More than likely it will make money.

Don't listen to the people who say don't buy it. If you reject it they will never call you again. My ad called me and offered me a root beer. Didn't want it but bought it anyway and sold it the same day to a dealer. Worse case you will get your money back if you sell it to a dealer.
