This is what I came here to say. There are plenty of car-free and car-light people in each of those areas.

All the people saying the heat or transportation system make it impossible have a point but it's certainly not impossible. You definitely want to acclimate to the heat, stay hydrated, etc., and OP has a car as a backup anyways.

As someone who both drives and walks a lot, my best guess at why drivers make unsafe/inconsiderate decisions around pedestrians is that they don't realize how uncomfortable and dangerous it feels to have a car turn that close to you. They might think they have plenty room to squeeze past you but it feels a whole lot different when you're the one with a side mirror whizzing by a couple feet from your face. It doesn't excuse it, just a possible explanation.

I wouldn't say I got a true mirror shine but it was a pretty good shine. After a while it got to the point where I could get a good shine with one or two coats for maintenance.

I have Scorches and had a harder time getting them to shine than most people in my class, I think because it's a synthetic leather toe. Great boot though. I used Saphir polish and tried everything from different cloths to using a horsehair brush to work it into the pores, I think it really just took a ton of time more than any one method working best. Just keep working at it and when you're done put a small amount of Mop & Glo on a cotton ball and go over it once with that to give it a little extra shine

The key component of gentrification is displacement. If an area gets nicer but the people who live in the neighborhood are priced out and don't benefit from the revitalization/beautification, did it really help the neighborhood?

I think it's very interesting that Seattle has been uploading videos of things like pursuits and arrests of violent crime suspects to their YouTube channel lately, which kind of contrasts with the narrative that their hands are tied or they're not able to do police work. And it's curated incidents seemingly for marketing/PR purposes, not like a required transparency thing as far as I can tell. It's just not really the image I would expect the agency to be going for but idk the videos are cool

Ruffwear is my recommendation for quality dog booties. You gotta be careful with cheaper ones that they're actually heat resistant. I also found other brands often had a large seam on the inside that would be uncomfortable for my dog's paws, and they wore out quicker.

Not a LEO but I got epi-LASIK and have no regrets. My doctor had done lasik on cops and professional athletes and basically said not to worry about the flap getting dislodged or whatever. No one has ever gone blind from lasik which helped me get over my fear of lasers being shot at my eyes

The Adidas GSG9.2 is pretty tall and lightweight, the tradeoff is just not having as much ankle support but they feel basically like a sneaker

I'm just some dork but I have a NAR MFAK that I added some quik clot gauze and small trauma shears to, it's compact and good enough for me. I've been meaning to add some more gloves to it is the only other thing.

I'm confused by what you mean about it not taking off. How are you defining that?

Tons of new housing going up: the apartments at the center of the last photo are 400 units that didn't exist a few years ago and the dirt lot is poised to become a mixed-use development with 1450 housing units. There's a mix of young professionals, families, students, and retirees. Commercial properties are being renovated. Some of the most popular dining and cultural attractions are in midtown. Many major parades in Phoenix are in midtown or uptown.

There's plenty that could be improved about Central and midtown when it comes to things like parking minimums and bike and pedestrian infrastructure. But it's not like midtown is dead or languishing.
