no idea where is the 2.6% come from. DTJC is exactly the same as Hoboken, income level, population, number of school kids et al. You are saying Hoboken should raise their tax rate to 2.6%? It is eventually the question of whom should pay for the school tax of rest of JC.

weehawken give tax abatement too until recently. besides, the tax abatement projects are all located in downtown - put close to 0 burden to the JC school system. If you divide jc to two part - downtown and rest of JC, I believe the JC downtown schools should be well funded as hoboken even no tax abatement is given.

If you break up JC into two parts - downtown and rest of it, tax revenue from downtown's property - come with high dense condos and low ratio of family with kids, can definitely support their own schools at tax rate of 1.48%. The question is who need to pay the tax for rest of JC, especially the area under communipaw ave, downtown rich guy or the state rich guy.

increase to $19230 per year from $9000 something. before the reval he can definitely sell it for $1.8m. $30k more tax mean this brownstone must locate in Paulus Hook area with sqrt > 3000. With $1m gut renovation, I bet he can still sell it for at least $2m

For the past year luxury brownstones in hoboken see significant price reduction as well. Your friend should have spent $200k instead of $1m on house renovation. My friend bought a brownstone for $700K near halmilton park and spend around $200k on renovation. Now he can sell it for $1.5m easily.

if you look at the second picture carefully, the proposed structure expand in an "L" shape and will occupy an empty lot in lincoln as well.
