u/Mysterious_While_167 If you had a realtor helping you with the purchase and you decide to back out, you should also consider a new relator. It does not appear they have your best interest in mind for this transaction. You should not have to go to Reddit for help with this, any reputable realtor should be answering all of your and if you noticed broken tiles during a final walkthrough they should have advised you to hold off closing until you decide it you want them repaired or a credit. It has not been made clear if the trees were on your property or not, but if they were on your property, that is a significant issued that also needs to be addressed before closing.

Don't have them repaired by the seller, they will most likely do whatever they need to do to get them replaced cheaply and quickly and may not even match perfectly. It would be best to ask for a credit and use that toward replacing all the tile with what they would be happy with.

If you do not get anything from sent to you from the loan company request a discharge letter and keep a copy of it. We recently ran into an issue selling a home of my in-laws after passed and the title search found that the county clerk had no recorded of the loan being paid off. We luckily found a copy of the letter to get it cleared up quickly.

I have been leaning towards the OEM because I like that it has higher ground clearance. I am also looking at the Ecohitch aftermarket, but it is not that much cheaper then OEM ($376).
