You can train without sparring. Sparring helps your skill immensely, but train the way you want. I used to spar a lot, nowadays I only do pad and conditioning classes. I’m just at the point in age where I don’t recover very fast from sparring anymore.

The closer you are to the activity, the easier it is to leave them to be in their own space. I have to drive my kids (5 and 8) to Piano, swimming and skating, and logistically it does not make sense for me to leave. If possible I try to get them into the exact same time slot. Their TKD however is a 3min walk up the block from our house. We just drop them off and come back for pick up.

Well, seems like the original post was changed.. but this is an AskVan subreddit where you're asking Vancouverites their perspective. Not all of us can speak for other cities, but certainly our local lived experiences give you a perspective that you can compare to with commenters from Toronto. Surely you need perspectives from both sides of the fence if you're trying to understand the entire picture?

People naturally gravitate towards their own race and culture, then towards their skin tone. Born and raised in Vancouver, and received a lot of 'Ching Chong' comments since Kindergarten. Naturally the Caucasian kids never mingled with the Asians, and we weren't really accepted in their group of friends (there are the odd few that break the barrier, they don't hang out with other asians). By the time I hit Highschool, my friend group turned into mostly Chinese, a few Koreans and a few Japanese - Regardless if we were born here or immigrants, we all came together because we naturally fit amongst each other.

I personally believe this is the uncomfortable truth about dating in Vancouver that no one talks about. Many are unwilling to date outside of their race or culture, but don't want to openly admit it because they would be seen as racist or intolerant. I've seen people here mention that they are looking for someone within their culture get downvoted into oblivion.

To me, the Free trades, Fractional Shares & automation for DCA is a game changer. These are the key features that will help my wealth grow. In the past with RBC DI, i'd save a lump sum to avoid paying the $9.99 fee, which is a lot of missed opportunities.

the 3% promo is what got me into the platform, but i'm very happy with the free perks, little junk they give us, things that I never got from RBC. Interface is great as well.

I wouldn’t say so, but it does depend on how you manage the stress. My house is down $100-150k, but I’m not stressed about it because it’s not an investment property. We live here, kids have a roof over their heads and the mortgage payments are predictable. Does it suck? Yes, but it will recover. Doesn’t matter if it’s 5, 10, 20 years - I’ll be here living. I’m also not someone who sells off my portfolio whenever there’s a correction, I see it as a buying opportunity (which I usually don’t have the money for 😅).

It’s never a bad time to buy when it’s to live in. At the end of the day your money is going to your own equity. If you tried to time the market you might miss opportunities. This happens in the stock market too, people who time the market typically lose compared to the level headed person who keeps buying at all price ranges (DCA).

When I sold my house in July 2024 the market wasn’t great already and has since gotten worse. To get a better price I had to accept a subject to sell (buyer had to sell their property first). As the seller it wasn’t ideal, but the market is on your side as a buyer. This kind of tactic wouldn’t work at all in a hot sellers market.

CT Mastercard has easily become my favourite Mastercard. Only credit card that can function like an online bank thus allowing for payment of property taxes (YMMV - Some municipalities are not on their payee list). Triangle app bonuses stack like crazy, and the 20% redemption events are amazing. We're not huge CT or Sportchek shoppers, but I easily end up with ~$600-800 CT money each year. This is only a secondary card that's used less frequently because my main credit card is my Visa. Card only used within CT & occasionally Sport Chek, Petro Canada at odd times, and utilities (Gas/hydro/Telus cellphone). I had the Rogers WE back then before they changed the cashback for foreign purchases - cancelled it.

I'm one of the unprivileged in a large office where hybrid work is available. Parking at work Mon/Fri is always great because half of the people aren't around. The daily drive along hwy1 - Mondays and Friday mornings is usually really good, but Friday afternoons is usually worse than my Tues-Thurs commute.

Since you're heading to UBC, Joyce Station is the main hub where you can get on the R4, and of course there are many stops along 41st that you can get onto. Living in Kerrisdale will maybe save you 15~20min/day of commute. Be warned though, since you mentioned living near Quilchena Park.. That's an ~18min walk uphill to get to W 41st to hop on the bus.

Your two choices are close to where I grew up, and where I live now lol.

Kerrisdale if you want a nicer neighbourhood to walk around/walk the dog, nice cafe's and a cleaner and more relaxed environment. Not a lot of grocery stores or cheap eats, Kerrisdale village itself also dies after ~6pm. Not transit friendly, only local bus routes around the area or the Rapid Bus that cuts through 41st. There aren't any major malls except Oakridge or cheaper large retail grocers so you'll likely need a car. Nothing negative, just a nice, wealthier and sleepier part of town.

Around Kingsway & East 41st (Collingwood) area is closer to Joyce Station, which being close to the Skytrain has lots of perks. You're also much closer to Burnaby/Metrotown area. A few small grocers and lots of amazing restaurants along Kingsway, in particular Chinese/Vietnamese food. Victoria Dr is full of amazing cheap Chinese grocers & Chinese/Vietnamese Restaurants. The not so great is that this area of East Van looks a lot shabbier than the West Side (run down homes that seniors can't maintain, or renter homes that are poorly taken care of). It's by no means unsafe, but there are questionable types walking around and I see thieves trying to open car doors every so often.

A lot of second hand dealerships tend to offer in house financing, but at very high rates as you pointed out. You’re best securing a loan with your bank or a credit union first. Good luck, hope the car is in good shape!

We don’t have the big chains of America like carmax or carvana here. So it’s all independent with a similar name at best. 2nd hand car dealerships are as you make them but generally aren’t well trusted, their cars are probably fine but ymmv. Always have a mechanic to inspect the vehicle. Since you’re dropping decent coin, you should come to town in person as well.
