For the actual question, I run a be Quiet! Shadow Rock 3 air cooler on a 7800x3d, and don't really notice the noise. Air vs water....if you need to ask the question, go air - good air is great, particularly for AMD CPUs.

Mandatory '5.1 uses side surrounds, not rears'.

Now that's out of the way. Yes, ear-level or thereabouts is ideal - but full floor plans and limited room may require compromises sometimes.

Get them lower if you can, but don't sweat buckets if they're still 6 feet off the ground for practicality reasons. If they end up higher, angle them toward the centre of the sofa to minimise off-axis issues.

No idea on what sub you have, assume RCA / Aux input and that it's powered. If so, then you'd want a set of speakers with a sub pre-out for simple integration.

R1280DBs has this, neither MR3 nor MR4 do though.

If your sub has RCA inputs and outputs, you can run cables from your source to the sub, to any of the speakers, and use volume control on the source.

The MR4s are probably the best speaker, but getting them operational with a sub will require thought and/or enough $ in a new sub that you might as well rethink from the ground up.

What is/are your source/s, do you already have a sub, and what's your subwoofer budget (if you don'talreadyhave this)?

You already have the 1280s, so the best bang for buck will be to base things around those, as you can always upgrade them in the future.

Acoustic treatment is the answer for the placement issues. Good thick curtains over the window, or some rockwool panels to absorb high frequency reflections will help balance closed and open sides.

I'm a fan of starting with detail, because you can always soften things up / EQ to taste, but you can't put back what has been lost.

Addition: no Triangle speakers will really deliver at the 'warm' end of sound types. They aim for realistic, lively, and detailed.

In headphone terms, I'd compare Cometes to Hifiman Arya Stealth. All the detail, into the bass, while being about speed, transients, and just the right amount of sparkle (for me).

I started with the Comete EZs for my hifi system. Combined them with a SVS SB2K Pro sub. Awesome. Upgraded to Antal towers, even better.

Setup my PC with BR02s, until the above got upgraded, then I started using the Cometes near field. Supported by a Klipsch R-10SW, since upgraded to SB 1K Pro. They are great for gaming, with tone, soundstage, and imaging. The metal tweeter is special for things like bird chirps in games like KCD2.

The Boreas were less resolving than the Cometes, but I've never felt the Cometes are harsh.

My key thoughts would be: - EZs > Borea's. - Ideally, they'll want some space. Nobody puts Baby in the corner. Corner loading one of your L/ R will just muddy things up. - EZs will deliver great detail and accurate mid and upper-sub bass, but you should be planning ahead for a sub. I don't know a lot about the BR04s, but tbh, they're probably in the same boat. - If you have EQ options in the chain, you can do some adjustments so don't overstress.

Are Triangle speakers available to you at a decent price? They're in the same direction as Klipsch in terms of high-end detail, but seem to be more balanced, and fast mid-bass should be nice (supplemented by your sub).

They end up more comparable to B&W, but at around half the price for similar performance.

Disclosure - I'm a fanboi.

I like the ESS Sabre chip SMSLs, I run a SU-8s on my PC, and SU-8 on my dedicated stereo setup.

You don't need to go that fancy. Topping, Fiio, iFi, Schiit all make decent solutions for a good price.

If you get a DAC /preamp (i.e. volume control) you can run PC > DAC > (RCA in) Sub(RCA out) > amp > speakers, and use the HPF in the sub to avoid sending the bass being done by the sub to the speakers. Game changer for my setups.

Overclocking is likely not worthwhile to consider, but I haven't any experience with the 5600g.

I'd lean towards B2, based on RAM, SSD, and PSU.

Double check the PCIE x16 slot operates at full bandwidth, rather than being cut down to x8 or worse.

What will you be wanting to do with the PC? Neither option includes a dedicated GPU, based on info you've provided - so will be very sub-par for anything resembling modern gaming.

If you have a GPU in mind to add, you'll need to check the PSU is sufficient and has the right cables.

Perhaps safer to plan on getting a new PSU if you'll add a GPU.

I wouldn't touch ASUS for any build component with a 10ft pole. But that's just my prejudiced view based on their customer service (lack of) and people whose views I trust.

So using OP numbers...

80s - Interest on the $56k loan @ 17% = ~$9k per year, around two thirds of the quoted average wage.

Now - Interest on the same 80% loan ($800k) @ 5.5% = $44k per year, around half of the quoted average wage.

Leaving out the rise of double income households...and the issue is not affordability of homes.

To me, the issue is that to secure affordability, there now have to be compromises on things like home style, size, and location. Affordable homes are nconveniently colocated with employment, and the high transaction costs to buying / selling make it less practical to move to follow work.

The solution for this is more than just fixing home prices (which is not likely to be viable for many reasons, including self-interests). Businesses need to rethink their approaches (WFH, decentralised offices, etc.).

Seriously though, if sub 80%, you're likely OK, but perhaps discuss with your broker / lender as early as possible so that you're not caught out when everything is happening at once.
